    POSITION TITLE: Asst. Director of Facility Services

    EI – ($78,000 - $124,600 ) Annually

    POSITION CLASSIFICATION: Untenured

    GENERAL DESCRIPTION:

    The Assistant Director of Facility Services will be responsible for assisting the Director of Facility Services in facility operations to ensure appropriate standards are being upheld for maintenance and improvements of the overall safety, appearance and integrity of the facility, grounds, building structures and building systems.

    The Assistant Director of Facility Services will be responsible for quality assurance inspections for work being completed by TSA staff and contractors at Raymond James Stadium. The Assistant Director of Facility Services will communicate with the Director of Facility Services and Managers to identify and implement best practices, training opportunities and recognitions of full-time and part-time staff.

    The Assistant Director of Facility Services will play a lead role in the implementation and utilization of the stadium's CMMS with specific focus on tracking work order trends and efficiencies.

    In addition, the Assistant Director of Facility Services shall support the Procurement Manager in maintaining and implementing of procurement policies and procedures designed to promote efficiency of operation and quality of service within the Facility Services Department.

    POSITION REPORTS DIRECTLY TO: Director of Facility Services

    JOB RESPONSIBILITIES:

  • Maintain and utilize the Stadium's CMMS to track work orders and provide reports on trends and schedules for daily work orders, repairs, and preventative maintenance.
  • Quality Control: Conduct regular facility inspections to review facility, grounds, landscaping, equipment, personnel, general activity and share findings and observations with the Director of Facility Services and Department Managers to maintain a superior level of facility function and efficiency.
  • Maintain working knowledge of the Facility Services Department's maintenance contractual agreements and provide feedback on each agreement's appropriateness, efficiency, and reliability.
  • Observe and review various tracking spreadsheets maintained by Department Managers for accuracy and provide feedback based on observed data.
  • Review inventory tracking procedures with Department Managers and provide recommendations on space utilization, tracking practices and equipment integrity.
  • Along with the Director of Facility Services, act as a liaison with outside organizations, construction contractors, architects, primary tenants, vendors, city departments, code officials and private firms to facilitate communication and coordination with facilities staff related to work being performed at the Stadium.
  • Provide guidance and leadership to facility maintenance staff during times of problem solving and diagnosing issues in the building.
  • Review, advise, and approve tenant proposed improvements for compliance with TSA operational and facility procedures and maintenance practices.
  • Support each Department Manager in the development of annual preventative maintenance plans and schedules.
  • Support the Capital Projects Manager by coordinating in-house capital project plans with Department Managers.
  • Attend and participate in Authority capital project planning meetings and participate in other weekly meetings necessary for conducting internal and external business.
  • Participate in budget meetings and provide input relating to expenditure projection. Observe and support Department Managers in the proper coding of all facility department purchases to ensure accurate accounting and data tracking.
  • Provide leadership on continuous improvement and team building efforts. Participate in employee committees and staff meetings emphasizing team management, high morale, and quality service to Authority customers.
  • Seek out, develop, and assist in the participation in industry related associations and trade shows in support of quality service to our clients. Keep abreast of innovations, improvements in procedures, and developments within the operational aspects of our industry to seek better methods to improve efficiency, levels of service, personnel performance, and reducing operating costs.
  • Act as the Facilities Department Safety Officer by coordinating regular training for staff on maintaining a safe work environment and ensure compliance with all Authority policies, applicable OSHA standards and local, state, and federal laws including the Americans with Disabilities Act of 1990.
  • Use all resources available to investigate and research current industry trends, technology and equipment improvements for the Director of Facility Services or other departments as required.
  • Participate in hiring committees for TSA positions as requested.
  • Participate in and provide support for events as required.
  • Perform other duties, functions, special projects, and responsibilities, as assigned.
  • general requirements:

  • The Assistant Director of Facility Services shall be knowledgeable in all administrative and operational rules, procedures, and programs of the Authority.
  • Position requires irregular schedules, including evenings, weekends, and holidays; the performance of work assignments may not be directly related to job specifications. Adjustments of shifts, overtime, breaks, etc. may be required upon short notice.
  • Develop and maintain accurate records, logs and reports for the department and the facilities.
  • Position requires ability to interact with fellow employees, clients, the general public and outside vendors in a courteous, cooperative and professional manner.
  • Maintain a high public image, positive attitude and demeanor when performing a service for customers and the general public in the facilities.
  • Ability to use considerable initiative, think independently and exercise sound judgment.
  • Considerable knowledge of the principles and practices of architecture, construction, and project management.
  • Ability to demonstrate excellent oral and written communication skills in the English language.
  • Ability to walk or stand for long periods of time.
  • MINIMUM QUALIFICATIONS:

  • Graduation from an accredited four-year college or university with a degree in industrial technology, business administration, architecture, engineering, or related field. Management experience in the architecture, construction management or facility management fields may be substituted at the rate of two (2) years' experience for each year of college.
  • Six (6) years progressively responsible experience in construction or facilities management, or combination of equivalent, experience derived from a government agency, convention center, stadium, or other public assembly venue.
  • Must have a thorough knowledge of computer systems and demonstrated ability to use business application software.
  • Competent in the use of AutoCAD and computer graphics programs preferred.
  • Knowledge of Federal, State, and Local Site, Building and Construction codes and regulations.
