Maintenance Director


The Director of Maintenance is responsible for planning organizing, developing and directing the day to day functions of the maintenance department in accordance with current Federal, State and Local standards and established nursing policies and procedures.

He/She is also responsible for providing a comfortable, safe and homelike environment for the residents.

  • Knowledge and adherence to Federal, State and Local standards and company policies and procedures.

  • Ability to relate to and work with ill, disabled, elderly, emotionally upset and at times hostile people within the work place.
  • Knowledge of or willingness and ability to learn computer programs used in this facility.
  • Knowledge of and ability to operate and maintain current office equipment.
  • Ability to move through work are, ben, see, reach, lift, grasp, push, pull and distinguish smells and temperatures.
  • Ability to problem solve within the scope of the role.
  • Plans, organized, implements, evaluates and supervises the day to day maintenance functions in accordance with current rules, regulations and guidelines that govern the facility.
  • Ensures that services performed by outside contractors are performed in accordance with contracts and work orders.
  • Supervises safety, fire protection and prevention programs by inspecting work areas and equipment periodically.
  • Ensures that all maintenance personnel follow job descriptions and all company policies and procedures at all times.
  • Determines, monitors and scheduled department staffing requirements necessary in relation to facility needs.
  • Monitors and evaluates problem areas in the department and conducts meetings as necessary to improe quality of service.
  • Makes rounds periodically to monitor maintenance personnel and facility conditions to maintain the highest quality work standards at all times.
  • Monitors residents and family grievances and maintains a report of corrective action for review by administrator.
  • Makes recomendations regarding the equipment needs of the maintenance department, ensures that equipment is available, working properly and implements procedures to ensure that authorized personnel operate equipment in a safe manner.
  • Developes, monitors and ensures adequate and cost effective inventory control procedures and makes perodic inspections of storage rooms, work rooms, supplies and equipment to ensure that adequate levels of regular up keep is maintained.
  • Developes and maintains a preventative maintenance program.
  • Developes, conducts and participates in ongoing education and training and engourage staff involvement.
  • Develops and implements plans of action to correct deficiencies.
  • Reports periodically to the Administrator regarding recommendations, problems, concerns and general information about the maintenance department.

Requirements/Qualifications:


  • Minimun of two years maintenance experience in long term care setting.
  • Completion of all required training courses.
  • At least 21 years of Age
  • Neat and professional in appearance
