- Conduct market research and analysis to identify attractive investment opportunities in target markets worldwide.
- Evaluate potential real estate acquisitions through financial modeling, investment underwriting, and due diligence.
- Assist in the preparation of investment memos, presentations, and other materials for internal approval processes and investor communication.
- Support the negotiation of purchase agreements, financing arrangements, and other transaction-related documents.
- Collaborate with cross-functional teams, including legal, finance, and asset management, to ensure successful execution of acquisitions.
- Monitor and analyze the financial performance and operational metrics of assigned real estate assets.
- Develop and implement asset management strategies to optimize property performance and enhance value.
- Prepare annual operating budgets, business plans, and asset-level financial forecasts.
- Identify opportunities for value creation through lease-up strategies, capital improvements, and operational efficiencies.
- Coordinate with property management teams and third-party service providers to execute asset management initiatives and achieve performance targets.
- Prepare regular reports and presentations for senior management and investors, providing updates on acquisition pipeline, asset performance, and investment strategies.
- Communicate effectively with internal stakeholders and external partners to ensure alignment on investment objectives and execution plans.
- Act as a liaison between the acquisitions and asset management teams, facilitating seamless transition of properties from acquisition to ongoing management.
- Bachelor's degree in Real Estate, Finance, Business Administration, or a related field; Master's degree or CFA/CAIA designation preferred.
- 1-3 years of experience in real estate investment analysis, acquisitions, asset management, or investment banking.
- Strong financial modeling skills and proficiency in Excel, Argus, or any real estate financial software is a plus.
- Solid understanding of real estate valuation methodologies, capital markets, and investment principles.
- Excellent analytical and problem-solving abilities, with a keen attention to detail.
- Effective communication and interpersonal skills, with the ability to collaborate with cross-functional teams and build relationships with external stakeholders.
- Proactive mindset with the ability to prioritize tasks, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment.
