    JOB DESCRIPTION:


    MANAGER

    POSITION:

    MANAGER

    REPORTS TO: AVP (ASSISTANT VICE PRESIDENT)
    The Manager is responsible for overseeing all property operations and ensuring objectives are met to enhance property value and occupancy rates. The role involves managing a team, coordinating activities, and optimizing available resources.

    DUTIES AND RESPONSIBILITIES
    - Adherence to company policies, Fair Housing, and other relevant laws

    FINANCIAL
    • Budget management
    • Rent collection and banking responsibilities
    • Vendor communications and invoice processing

    PERSONNEL
    • Recruitment, training, and supervision of on-site staff
    • Conduct regular training sessions for staff

    ADMINISTRATIVE/OFFICE
    • Knowledge of property laws and documentation
    • Attendance at management meetings
    • Record-keeping and reporting to the corporate office

    RESIDENT RELATIONS
    • Focus on maintaining positive customer service
    • Handling move-in/move-out processes and communicating with residents

    MAINTENANCE
    • Regular property inspections and maintenance coordination
    • Monitoring maintenance activities and ensuring compliance

    MARKETING/LEASING
    • Market analysis and leasing tasks
    • Development of marketing strategies
    • Reviewing and approving rental applications and lease paperwork

    SAFETY
    • Incident reporting and safety meeting management

    TRAINING
    • Completion of required training courses

    GENERAL
    • Flexible task handling as assigned

    QUALIFICATIONS
    The ideal candidate should have experience in property management, supervision, and strong organizational skills.

    Computer Skills:
    Proficiency in Word Processing and Rental Systems, and basic calculator usage.

    Work Hours:
    Full-time with weekend availability for emergencies.

    PHYSICAL REQUIREMENTS
    - Physical tasks related to property management duties, with varying time allocations.

    Required vision and hearing abilities, as well as lifting and carrying specifications.

    DRIVING REQUIREMENTS
    - Utilization of personal transportation for property inspections, bank visits, and corporate office trips.

    Valid driver's license and insurance needed.

    WORKING ENVIRONMENT
    - Indoor and outdoor work environment exposure.

    REASONING DEVELOPMENT
    - High level of analytical thinking and problem-solving skills.
