The Arizona Director of Real Estate is responsible for executing the Bank's strategic plan by managing the Construction, Furnishings, Maintenance and Facilities, and Property Acquisition arms of the AZ Real Estate Department.

The Director will manage services for multiple sites within Arizona, California, Colorado, and other states in the Western United States, to ensure a high level of internal customer and senior management satisfaction.

Must be able to organize and prioritize multiple tasks, effectively manage through stressful situations, and consistently make effective and high quality decisions.

Has overall responsibility for site budgets, accounting and finance, maintenance and operations, contract services, purchasing of material, equipment and supplies, and occupancy services.

Identifies, drives, and participates in improvement initiatives that will benefit the internal customers and ownership.


FINANCIAL MANAGEMENT:


Time Spent: 20% Frequency: The AZ Director for Real Estate is responsible for the preparation of annual budgets for managed properties with emphasis on minimizing expenses by efficient use of manpower and resources while maintaining a high level of quality and customer service.


  • Oversees monthly/quarterly variance reporting on all operating budgets for each property.
  • Oversees and assists in development of annual expense budgets and multiyear capital project plans.
  • Assists with the development and implementation of the annual budget for the buildings under management of AZ Real Estate.

STAFF DEVELOPMENT:


Time Spent: 15% Frequency: The AZ Director of Real Estate will supervise personnel including recommendations for hiring, goal setting, performance reviews, career development planning and disciplinary action when necessary.


  • Conducts performance evaluations with direct reports and ensures all staff members have meaningful and effective performance evaluations.
  • Ensures compliance with company policies and procedures.
  • Develops and monitors annual training programs for management and technical direct reports.
  • Cultivates an environment that allows for creative thinking, problem solving, and empowerment in the development of a real estate management team.

CAPITAL PROJECTS:


Time Spent: 20% Frequency: The AZ Director of Real Estate will work with the Construction Project Manager and Facilities Manager in the preparation, review, and administration of contractual proposals relating to maintenance, construction & remodel projects.

Oversees preparing and negotiating bids, specifications for materials, equipment, manpower, or other construction services.

  • Coordinates with senior management and architects to develop designs for facilities that meet the Bank's program requirements, design intent, and budget.
  • Secures all necessary approvals and ensures that standard company procedures are followed.
  • Develops and presents high graphic quality presentations to senior management.
  • Works with Construction Management team to support larger scale projects.
  • Provides updates to management regarding scheduled work and repairs

FACILITIES & MAINTENANCE ACTIVITIES:


Time Spent: 20% Frequency: The AZ Director of Real Estate will work with the Facilities Manager to oversee the activities of all vendors engaged in operating and maintaining the properties.


  • Oversees activities of contractors, vendor personnel, and suppliers.
  • Monitors contracts for compliance and controls costs; monitors general expenditures.
  • Ensures all operational aspects of the properties are implemented in a manner, which protects, maintains and improves the value of the owners' assets.
  • Conducts site inspections to proactively identify operational, maintenance, and improvement needs.
  • Ensures all inspections and routine reporting are performed on time and accurately.
  • Ensures programs exist at all properties for preventive, ongoing and anticipated maintenance and repair programs for all equipment and assets.
  • Adheres to critical environment programs, processes and reporting requirements.
  • Participates in emergency response activities and comply with incident reporting requirements in coordination with the Business Continuity department.
  • Oversees a repair budget and timeline for corporate and banking center locations.
  • Works closely with Director of Facilities to ensure budget goals are being met, and all critical function equipment is being maintained properly and are fully functioning.
  • Performs additional job duties as required to meet the goals and objectives of the organization.

REAL ESTATE MANAGEMENT ACTIVITIES:


Time Spent: 10% Frequency: The AZ Director of Real Estate will work with the Facilities and Property Manager on acquisition and disposition of real estate, and negotiating of new and renewing leases.


  • Monitors MidFirst as tenant, and MidFirst as landlord leases in the western US markets.
