    Rockville, Maryland

    The Asset Management Associate will manage
    a portfolio of senior and affordable housing assets, with a focus on maximizing
    value and minimizing risk. The Asset Management Associate will work closely
    with the Asset Management team to implement strategic initiatives and improve
    operational performance. The ideal candidate will have a deep understanding of
    the real estate market, strong analytical skills, excellent communication
    skills, and a proven track record of maximizing asset performance.

    KEY JOB
    RESPONSIBILITIES:

    • Analyze and manage the financial and physical performance of a
      portfolio of senior and affordable housing properties.
    • Review and analyze operating results to identify areas of
      opportunity for cost savings and increased revenue. Present results and
      recommendations to senior leadership team.
    • Collaborate with the Property Management, Finance, Development, and Accounting
      teams, to ensure alignment with overall business objectives and ensure
      seamless operations.
    • Participate in regular meetings with senior management to discuss
      portfolio performance and strategic initiatives.
    • Support efforts to improve overall energy efficiency by identifying
      opportunities and funding sources to help meet organizations resiliency
      goals.
    • Conduct regular property inspections.
    • Assist in the preparation of property budgets.
    • Participate in due diligence and overall transaction support.
    • Track and report insurance claims.
    • Manage Capital Expenditure process, including directing
      budget process, reviewing unbudgeted requests, and managing replacement
      reserves.
    • Prepare the monthly financials dashboard and provide an analysis of opportunities
      identified.
    • Follow up with Regional Managers on variance questions regarding
      expense overages and income shortfalls.
    • Manage Subsidy Programs, including review of rent and expense
      increases; ensure rent studies and Utility Analysis are being completed in
      accordance with individual contracts. Confirm accurate audit, insurance,
      and tax expenses.

    QUALIFICATIONS:

    • Bachelors
      degree required, preferably with course work in finance, economics, real
      estate, or related fields.
    • Demonstrated
      interest in affordable housing and/or senior housing or related areas.
    • Experience
      in real estate finance, asset or property management, preferred, particularly
      in affordable housing real estate.
    • Strong
      writing and presentation skills, with the ability to analyze data and present
      information.
    • Ability
      to work both independently and on a team, as well as to multi-task and meet
      deadlines.
    • Proficiency
      with Microsoft Excel, Word, Outlook, PowerPoint, & Teams; Yardi and
      Smartsheet also helpful.
    • Strong
      communication skills.
    • Able
      to work in office or in the field, as directed.
