    Acquisitions & Development Analyst | Real Estate

    A residential real estate investment and development firm is seeking a Development Analyst to support all financial modeling and analysis associated with the acquisition and development of luxury assets in NYC. The company is well-known for their transformational development projects with several flagship assets located throughout the Manhattan area.

    The Development Analyst will report directly to the COO and Principals with responsibility for leading financial modeling for both newly sourced deals and ongoing projects. The ideal candidate should have strong exposure to the NYC real estate market along with a well-versed foundation in analyzing new development projects.

    The company office is in Downtown Manhattan and operates on a primarily on-site basis with flexibility to work remotely as needed throughout the year.

    Responsibilities:

    • Prepare financial models, including cash flow projections, investment returns, and sensitivity analyses.
    • Collaborate with the development team to assess project risks and develop risk mitigation strategies.
    • Support the due diligence process by reviewing legal documents, property surveys, and environmental reports.
    • Analyze financial statements, property performance data, and market trends to evaluate the feasibility and profitability of development projects.
    • Prepare investment memos and presentations for internal stakeholders and potential investors.
    • Monitor project timelines, budgets, and performance metrics to ensure projects are delivered on time and within budget.
    • Stay abreast of industry regulations, market dynamics, and emerging trends to provide insights and recommendations for strategic decision-making.
    • Assist in the preparation of project budgets and financial forecasts, and track expenses to ensure adherence to budgetary constraints.

    Requirements:

    • Bachelor's Degree in real estate, finance, or economics.
    • 2+ years of relevant experience in acquisitions or development.
    • Resourceful and capable of independently generating or locating data, with strong modeling and research skills.
    • Exceptional written and verbal communication skills.
    • The candidate must be team-oriented and able to collaborate effectively with different functional groups.
    • The successful applicant must be highly efficient, flexible, and diligent enough to manage competing priorities and deadlines.
    • The candidate should have advanced proficiency in Excel, and PowerPoint.
    • Prior experience with ARGUS Enterprise software is a plus.

    Salary: $125,000 – $175,000 plus Discretionary Annual Bonus

    The above salary range represents Advice's good faith and reasonable estimate of the possible base compensation range at the time of posting and is not reflective of the total compensation package, which may also include benefits, equity and other non-cash incentives.
