- Create detailed financial entries and post them to AppFolio and QuickBooks to track all income statements and expenses.
- Reconcile all business accounts to ensure our records match up and no transaction gets lost.
- Enter financial data into computer software, making sure all bills and invoices are filed correctly.
- Facilitate all incoming payments and outgoing checks, including printing, obtaining signatures for, and distributing checks as necessary.
- Follow up with vendors for accounts payable and keep in touch as needed for collections and ensure bills are accurate, with necessary documentation, and paid on time.
- Prepare for quarterly reporting using standard best practices and assist in monthly closings.
- Assist the real estate team or other staff accountants with other accounting duties as needed.
- Prioritize, assign, and monitor daily activities, and service requests, and make-ready priorities and projects.
- Create an environment of cooperation, enthusiasm, and professionalism among staff members.
- Ensure compliance with management company personnel, operations policy and procedures, and company standards.
- Assist with processing rent and maintain account records as needed.
- Assist with lease administration, including preparation of rental leases, review of move-in inspections, coordinating with vendors for repairs, confirming with owners that funds are available to pay the contractors timely, and monitoring vacancy reports.
- Plan, promote, and implement an effective resident retention program.
- Achieve budget goals regarding occupancy, expenses, and NOI.
- A valid Real Estate License is required for this job.
- This is an in-person position in a shared office environment.
- 3+ years of accounting experience and related property management in the residential or commercial industry.
- A high school diploma is required, a Bachelor's degree in Accounting or a related field is highly valued.
- Proficient in property management software, such as AppFolio.
- Proficient in Microsoft Suite -Outlook, Word, and Excel.
- Proficient in QuickBooks.
- Solid written and verbal communication skills are a must.
- A current Georgia Real Estate Agent License is required.
- Knowledge of Generally Accepted Accounting Principles (GAAP) is preferred.
- Analytically minded with the capability to use intuition and experience to complement data.
- The ability to multitask and meet deadlines in a timely and organized manner.
