- Submit timely, accurate monthly reporting to clients
- Will assist the RPM with preparing and maintaining annual budgets
- Oversee appropriate actions regarding community delinquencies and evictions
- Regularly audit community leases to ensure accurate leasing data
- Ensure Property Manager utilizes all available systems
- Assists RPM with marketing campaigns
- Ensure offices are appropriately maintained for organization, safety, and data security
- Assist in implementing policy and procedural changes to the staff
- Travel to communities when needed for various operational needs
- Assist with the annual review process
- Assist with the hiring and termination of Property Managers as needed
- Conciliate customer service issues by residents
- Assist with training and education of the staff
- Appropriately respond to client questions, requests and concerns
- Foster a long-term, working relationship with each client
- Demonstrate the ability to operate assets in the client's best interests
- Ensure proper seasonal and life-cycle upkeep of communities
- All other tasks as assigned
- High school diploma or general education degree (GED)
- Bachelor's degree or work-related experience equivalent
- 2 years' relevant multifamily housing experience
- 2 years' experience managing staff
- 2 years' experience in customer service
- 1 year of experience with tax credit (if applicable to portfolio)
- Experience managing multiple properties preferred

Description
JOB SUMMARY: Support a Regional Portfolio Manager (RPM) and properties to work within the company structure while having the ability to think on your feet and adapt to all types of situations. This position requires customer service by corresponding with residents, vendors, clients, and staff in a professional and friendly manner. Organization and time management are necessary due to the high volume of daily tasks. Assist RPM with any administration work or maintenance, which includes, but not limited to work order management, demand for rents, security deposit and management of rentable items. Ability to oversee maintenance operations which includes, but not limited to, maintenance staff, renovations, unit turns, service requests and special projects. To support the RPM with overseeing the field staff by hiring, counseling, terminating employment; annual reviews, training and filling in when needed. Ability to understand goals and creating budgets by working hand in hand with the RPM and clients. Understanding the dynamics of a diverse resident profile and listening to their needs.

EDUCATION AND/OR EXPERIENCE:
LANGUAGE SKILLS: Ability to read and interpret documents such as emails, utility billings, financial documents, instructional documents, rental agreements, and procedure manuals.
MATHEMATICAL SKILLS: Ability to add and subtract numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance.
REASONING ABILITY: ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
CERTIFICATES, LICENSES, REGISTRATIONS: Industry related certification is highly recommended for this position. (i.e. Accredited Residential Manager (ARM) or Certified Property Manager (CPM))
