    Description

    Responsibilities include but are not limited to:

    • Analyze real estate abstracts from county examiners, raise appropriate title exceptions pursuant to underwriting guidelines for all NYS counties.
    • Read surveys into title by comparing with descriptions, c/o's, tax maps and filed maps.
    • Request any additional searches and/or surveys when necessary.
    • Work directly with Underwriters legal counsel on underwriting clearance, when necessary.
    • Request clearance for open title issues and follow-up on missing or open exceptions.
    • Develop relationships with attorney clients in order to assist with clearance and expedite files to close.
    • Review POA's, trusts, LLC and corporate documents for compliance with underwriting guidelines.
    • Review deeds and transfer documents for accuracy and recordability.
    • Request satisfactions for outstanding open mortgages that may inhibit closing insurable title.
    • Research mortgage satisfactions and open escrow issues.
    • Act as authorized signer for Metro's escrow and operating accounts.
    • All other duties as assigned by management.
