    Position: Construction Manager

    Office: Primary offices are in Bellevue, Washington and Lehi, Utah.

    Opportunity Summary: The Construction Manager is responsible to oversee design and construction of assigned hotel projects throughout the United States including solicitation, selection, and oversight of third-party General Contractors. You will work collaboratively with our site acquisition and entitlement teams, however, your primary responsibilities are tied to the oversight of design and management of construction across assigned sites nationally. We are looking for a driven, collaborative and hard-working professional to join our vertically integrated hotel development team as we grow our portfolio throughout the country. This position will collaborate with our in-house General Contracting firm to leverage experience that help ensure successful construction projects when using a third-party contractor. The successful candidate will be expected to travel throughout the US to be physically present at assigned jobsite locations at specific intervals.

    ESSENTIAL DUTIES AND RESPONSIBILITIES

    Specific job tasks may include but are not limited to the following:

    · Collaborate with West77 Partner Development Managers to ensure timely delivery of permits

    · Partner with the design team to evaluate the protype site-adaption and ensure all consultants are working collaboratively to create a drawing package that reflects the unique requirements of each site

    · Develop preliminary project estimates to ensure alignment with the development proforma

    · Lead the solicitation and evaluation of prospective General Contractors

    · Oversee design and consultant project team members throughout construction to ensure timely response to issues, proper project support, accuracy of billings, and adherence to quality standards

    · Lead engagement and oversight of local utility providers to ensure full coordination with site contractors and timely installation of their systems

    · Monitor compliance with building and safety regulations

    · Ensure all parties are working together in support of the project schedule, especially related to timely material and trade procurement

    · Oversee and drive all facets of design and construction administration including timely review and approval of submittals, change requests, quality control, budget management, and RFI's

    · Document lessons-learned on construction projects to ensure design or construction challenges are proactively shared to avoid duplicating issues and support company-wide collaboration

    · Maintain strong cost controls throughout the project through stringent oversight of General Contractors including bidding, contracting, change order management, contingency tracking, and project closeout.

    · Review, negotiate and approve payment applications and support the creation/submission of owner pay requests

    · Prepare project reports and facilitate monthly management meetings with West77 leadership to update job progress, budget status, and issue resolution

    · Lead the oversight and implementation of West77 Partners Quality Control Program on each project ensuring assigned projects are built in conformance with our quality standards

    · Collaborate with the hotel brand's construction representative to support their required review and approvals throughout construction and through hotel opening

    · Manage an efficient project closeout process that resolves issues immediately to facilitate a smooth transition into hotel operations

    · Collaborate on the refinement and implementation of best practices relating to (1) GC selection, qualification, scoping, and contracting, (2) Schedule Management, (3) Budgetary controls, and (4) Project QC processes.

    SKILLS AND QUALIFICATIONS

    As a high-growth and entrepreneurial company, the successful Construction Manager candidate should possess the following skills:

    · Excellent project management and construction administration skills

    · Ability to exercise project leadership and create accountability for project partners

    · Experience negotiating, preparing and documenting construction contracts

    · Ability to read and understand construction documents

    · Excellent understanding of the construction process, techniques and project administration

    · Experience preparing and managing development and/or construction budgets

    · Excellent written skills to compose general correspondence and reports

    · Superior organizational, analytical and logistical skills

    · Represents West77 Partners in a positive and respectful manner at all times

    · Self-starter who can see the big picture with an ability to manage multiple self-imposed deadlines

    · Detail-oriented with exceptional follow-through and a proven ability to research and solve problems

    · Ability to balance and prioritize multiple projects

    · Enthusiasm to design and implement new processes to drive efficiency across all aspects of the business.

    · Possess a passion for process improvement and desire to continuously improve the building process

    · Natural curiosity to learn and willingness to be a "utility player" without concern over job titles and status

    · Projects will be throughout the United States and will require travel to visit each construction jobsite at least 2-4 times per month. More frequent onsite presence will be required at various project stages.

    · Proficiency in Microsoft Word, Excel, Outlook, Project, and Smartsheet

    MINIMUM REQUIREMENTS

    · Bachelor's Degree in Engineering, Architecture, or Construction management, or equivalent experience

    · 6+ years construction management related experience

    · Ability to maneuver a jobsite: walking, bending, squatting, climbing ladders, lifting, twisting & kneeling
