    Job Opportunity: Construction Manager

    Job Title: Construction Manager

    Department: Housing Development

    Reports to: VP of Real Estate

    FLSA Status: Full Time Exempt

    Salary Range: $70,000 to $90,000 per year DOE

    Summary of Role:

    As the Construction Manager, you will oversee construction activities for Housing Development projects. Your responsibilities include providing input on design decisions, ensuring project sustainability, and supporting senior staff with project planning and development.

    Key Responsibilities:

    • Provide direction at Owner-Architect-Contractor meetings
    • Supervise contractors for compliance with schedule, budget, and quality
    • Resolve construction problems in coordination with design staff
    • Prepare contracts for consulting and construction services
    • Review contractors' draw requests and change orders
    • Ensure compliance with prevailing wage requirements
    • Coordinate construction activities with other departments
    • Support property management with capital and construction planning

    Project Development Responsibilities:

    • Update and maintain project budgets, proformas, and construction schedules
    • Prepare funding applications and loan draw requests
    • Coordinate planning and permit approvals
    • Communicate with project stakeholders
    • Attend industry conferences as recommended

    Requirements:

    • Training in construction management preferred
    • Three to five years of affordable housing project management experience
    • Strong communication and organizational skills
    • Ability to work effectively in a team setting
    • Commitment to sustainable building principles
    • Proficiency in Microsoft Office and Project Management software

    Preferred Qualifications:

    • Bachelor's degree preferred
    • Experience in sustainable and energy-efficient building
    • Knowledge of financing mechanisms for affordable housing
