    Subcontract Management: For Assigned Projects

    · Prepare contracts for subcontractors.

    · Prepare change orders for contract changes.

    · Enter monthly payables based on contract and approved work

    · Obtain approval & pay bills for misc. construction costs.

    · Collect Lien Waivers, Insurance Certificates, W-9, Warranties, Bonds, Safety, and Signed Contracts from Subcontractors

    · Run job cost reports and be able to verify balances of contracts and orders

    · Process Subcontractor checks based on due date or paid-when-paid clauses

    · Other tasks as assigned

    Construction Contract Billing: For Assigned Projects

    · Read and understand billing requirements for construction contracts with building owners.

    · Determine monthly amounts allowed to bill under contract (actual costs incurred, percentage of completion, retention, fee based, per square footage etc...)

    · Monitor job budgets and communicate with project manager

    · Prepare owner change orders

    · Prepare monthly invoices using AIA G702/G703 Formats

    · Prepare supplemental schedules for billing (sworn statement formats, cash requirement details, schedule of values, bank certifications)

    · Past due invoice follow up

    · Prepare Lien Waivers

    · Maintain organize job files (paper and paperless)

    · Assemble project owner's manual.

    Job Requirements

    · Ability to communicate effectively in a verbal and written form

    · Work independently to meet deadlines

    · Self-Starter, multi-Tasking between multiple projects and priorities

    · 5 years of prior project accounting experience.

    · Accubuild experience a plus

    · Computer skills: Outlook, Word, Excel

    Health insurance fully paid by employer.
