What you can expect


Under the direction of the Senior Director, Facilities, the Manager, Facilities Maintenance is responsible for managing all technical, mechanical, electrical, plumbing, engineering, janitorial services.

The Manager, Facilities Maintenance performs and supervises tasks in connection with technical tenant improvement, maintenance of current M.E.P. facilities and will support new construction, and other capital projects, including the supervision of other facilities staff as needed.

The Manager, Facilities Maintenance oversees preventive maintenance management, Janitorial activities and acts as a resource to ensure contract services are aligned for seamless execution.


Key Responsibilities

  • Review, plan, estimate, and schedule work order assignments and contract maintenance activities for all technical IEHP properties and facilities.
  • Manage and oversee the IEHP Engineering, Janitorial groups, including preventive, corrective maintenance activities and development.
  • Provide ongoing technical management of electrical, mechanical, plumbing and utility management resources representing IEHP Facilities, including management of the Solar Power Generation facility, while providing directions to internal staff, vendors, and contractors.
  • Directly supervise Facilities Team Members, and supervise services provided by onsite contractors/vendors, and any offsite contracted resources.
  • Lead the review and approval of contractor's Mechanical, electrical and plumbing proposed construction activities as the IEHP AHJ.
  • In conjunction with Project Management, monitor technical construction document status, submittals, and asbuilt drawing preparation for approval.
  • Lead processing and negotiating cost, scheduling of change orders, and resolving complex maintenance related contracts, activities, and disputes.
  • Support Project Management startup, closeout and movein activities.
  • Any other duties as required ensuring Health Plan operations are successful.

Education

  • Bachelor's degree in a relevant field from an accredited institution required.

Experience

  • A minimum of seven (7) years facilities experience with corporate or thirdparty service provider. Proven record of success managing large campus environments (500k sq. ft.) and multiple sites.
  • Solid procurement, bidding process and cost estimating background, highly desired. Experience leading safety programs a plus.

Key Qualifications

  • Must have a valid California Driver's license and valid automobile insurance. Must qualify and maintain driving record to drive company vehicles based on IEHP insurance standards of no more than three (3) points.
  • Must have strong leadership skills, and the ability to communicate effectively and influentially with project teams, stakeholders, vendors/contractors, and executive leadership. Requires complex decisionmaking skills, and excellent oral and written communication skills for providing reports and raising issues and risks.
  • Ability to use appropriate safety precautions and procedures. Maintain effective working relationships with those contracted in the course of the work, including architects, consultants, contractors, etc. Meet schedules and timelines.
  • Work is generally performed in both an office and outdoor environment. Position must be able to work autonomously, meet deadlines, and exhibit flexibility in an environment with changing demands daily.
  • Certified Facilities Manager (CFM), or Project Management Professional (PMP) certification is preferred.
