    Client Care Specialist- Property Manager (Full-Time)

    Industry: Real Estate

    Compensation: Annual base salary between $35,000 - $45,000 (commensurate with experience), plus bonuses

    Summary of Qualifications:

    • 2+ years of administrative experience (required)
    • 1+ years of experience in real estate a plus not required
    • Active real estate license or willingness to become licensed
    • Available in-office Monday-Friday from 9:00 to 5:00, with flexibility to work after hours or on weekends for special projects
    • Reliable transportation and personal cell phone
    • Ability to pass a criminal background check and credit check

    Full Job Description:

    We are looking for a team member with high attention to detail to join our growing team. In this role, you will be responsible for creating opportunities to increase property portfolio to real property and preparing leasing and management contracts and other paperwork associated with the leasing property. You will be coordinating with high-level executives and interacting with clients on a daily basis. For this position, professionalism is essential. This job might be perfect for someone who has enjoyed working with clients in the real estate industry previously, but desires a more.

    Essential Tasks

    • Oversee all aspects of Property management. From initial client interface to executed management and lease agreements through post-acquisition follow up.
    • Coordinate and Effectively Communicates with essential partners in the management process not limited to vendors, prospects, owners, prospective owners, team members, and colleagues.
    • Coordinate inspections, assist in negotiations regarding repairs, and coordinate completion of repairs.
    • Regularly update & maintain communication with clients, agents, vendors, broker.
    • Submit all necessary documentation to office broker for file compliance.
    • Coordinate moving/possession schedules.
    • Schedule, coordinate & attend booking process.
    • Input all client information into client database system.
    • Lead Generating activities to increase property and client portfolio.
    • Collecting rent and other property fees from tenants and individual owners
    • Paying property expenses, including taxes, mortgages, payroll, insurance premiums and maintenance costs where required.
    • Reporting the property's financial status, occupancy and expiring leases to property owners
    • Meeting potential tenants, showing them the property and assessing their applications in accordance with anti-discrimination laws
    • Advertising vacant properties and hiring a leasing agent to find tenants as needed
    • Inspecting properties and arranging for repairs and new materials as required
    • Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these service providers where appropriate
    • Investigating and resolving property complaints and rental violations
    • Open to learning and growing skill set
    • Can work independently and within a team setting where needed.
    • Timely report submissions.
    • Coordinate site events, socials events, where needed
    • Cross task communication with marketing

    Skills And Experience

    • Customer service and interpersonal skills needed to meet with prospective and current tenants.
    • Good verbal communication
    • Attention to detail to ensure applications are accurate and tenant issues or questions are adequately addressed.
    • Organization and the ability to multitask efficiently.
    • Problem-solving to find effective solutions for a variety of potential issues.
    • Knowledge of rental contracts and property and anti-discrimination laws or willingness to learn.
    • Pro-Active Communication and action skills
    • Effective operations of a Mac (IOS) or Windows based computer
    • Effective use of Excel, Adobe, and Microsoft Suite of Products
