    The Company is a high-growth privately held, real estate development and investment firm, with a primary focus on the residential space, including ground-up and value-add multifamily and mixed-use projects throughout Texas. The company has recently raised a substantial amount of capital through institutional investors to take advantage of the current dislocation in the residential space that is accelerating their growth. The company seeks to be institutional in its operations while staying true to its entrepreneurial and family/team-oriented culture.

    Role

    We are seeking a Vice President - Multifamily Development that will report directly to the Co-Founders and be responsible for managing multiple class A multifamily development projects simultaneously, directing all internal and external teams post land closing through all pre-development and development activities. The projects will be located throughout Texas with a focus on the Dallas/Fort Worth metroplex.

    Responsibilities

    Daily responsibilities include, but are not limited to:

    • Work closely with the Co-Founders and acquisition personnel to assist in the underwriting of new development opportunities including identifying market-specific economic and demographic data, rental comparable information, construction cost estimates, local permit and fee costs and local supply and demand statistics.
    • Oversee and implement all facets of the pre-development process including planning, design, entitlement, through hiring of all third party consultants and partners.
    • Thoroughly review civil, architectural and interior design plans to drive quality and cost effectiveness.
    • Prepare, maintain and monitor project budgets and prepare monthly project development reports.
    • Build and maintain project proformas with a minimum of monthly updates to project assumptions, strategies, and both actual and re-forecast spend.
    • In conjunction with the Director of Construction, lead the selection process and design process involving architects, artists, designers, engineers, and contractors to ensure that project goals and objectives are achieved efficiently, economically, and impactfully.
    • Track and close-out open items oversee cost estimates at each design phase, lead value-engineering efforts, and ensure that all creative and feasible solutions are considered to deliver a successful project on-time and on-budget.
    • In conjunction with the Director of Construction, manage consultant scopes of work, RFP processes, leveling of bids, and negotiation and finalizing of contracts including AIA agreements.
    • Ensure coordination with design personnel on experiential elements of the project including art, signage, lighting, and interiors.
    • In conjunction with the Director of Construction, walk the construction site on a regular basis, attend Owner-Architect-Contractor (OAC) meetings, oversee clarifications and change orders from the jobsite.
    • Oversee Project Handover – Collaborate closely with Asset Management and Property Management to ensure a smooth and seamless transition of the project to an operating occupied asset including development of a detailed commissioning plan and responsibility matrix.

    Qualifications

    • Bachelor's degree in Architecture, Engineering or Construction Science. MBA or master's degree with applicable concentrations preferred.
    • 8+ years of experience managing ground-up multifamily development projects, including internal and external teams.
    • Excellent written and verbal communication skills.
    • Proficient in MS Office Suite.
    • A creative problem-solver who possesses a strong work ethic and who brings a sense of urgency and a rigorous attention to detail to every project.
    • Ability to prioritize and manage several projects under strict deadlines simultaneously through self-motivation, high energy, flexibility, and excellent organizational skills.
    • Exemplary project management skills at driving process and holding accountable large teams of internal and external stakeholders.
    • Able to think strategically and to present information in a clear and concise manner with strong ability to effectively communicate the rationale behind strategy and decisions.
    • Ability to own and manage tasks independently to closure while asking for direction and clarification appropriately.
    • Strong track record of personal integrity, judgement and professional maturity.
