JOB SUMMARY:

The Forward Planner, Feasibility is responsible for assisting the Director, Feasibility in driving the feasibility risk analysis process addressing each component of the projects to summarize the project's development, entitlement, environmental, schedule, and other related risks and associated costs, including contracting and invoicing support.

Once a Project feasibility is kicked off by the acquisition team, the Forward Planner, feasibility will assist in completing all necessary risk analysis, schedules and budgets for all new land deals and prepare a comprehensive due diligence summary of risk for the review and approval of the VP of Forward Planning and ultimately Land Committee.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

Acquisition Due Diligence/Risk Analysis:Assist in completing necessary due diligence including: Oversight of engineering and other consultants, review, analyze, and summarizing of risks, i.e.; environmental, political, title, entitlement, engineering, CFD, hazardous material, architectural, and/or other development related risks.

Land Schedules:Responsible for assisting in the preparation of comprehensive Microsoft project schedule for all new communities.

Land Budgets:Responsible for assisting in the preparation of Project budgets and communicating budget status as needed to Division Finance and NAPA personnel.

Architectural Selection: Responsible for assisting in coordinating with the acquisition and architectural teams in selection of product that fits the project specifications, agency requirements, and market demands.

Tracking Feasibility Status: Responsible for keeping detailed records of status of all feasibilities to ensure timely completion of feasibilities in support of divisional acquisition goals

Office Support: Responsible for assisting the Feasibility manager with contract coordination and billing.

Managing Engineering and Planning Consultants: Assist in the management of a team of consultants during the feasibility process for all feasibility acquisitions


This includes:

  • Contract and management of consultant working on risk analysis
  • Preparation of reports and studies as may be required.
  • Work jointly with the Land Development, Legal, Construction group in the review, design and evaluation of all land planning activities

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:


Education:


  • Bachelor's or Associates Degree required in Public Planning, Engineering, Project Management,, or similar discipline.

Experience:


  • Must have 2+ years of experience, including at least 1 year of land acquisition, planning, or development related experience.

Knowledge, Skills & Abilities:


  • Familiarity with environmental planning, master planning, platting, and civil engineering.
  • Strong analytical, organizational and communication skills required
  • Strong market and financial analysis experience
  • Proven strength in interpersonal and presentation skills
  • Proven ability to manage multiple priorities in efficient and accurate manner
  • Consistently shows attention to detail
  • Intermediate to Advanced computer skills are a necessity (Excel, Microsoft Project)

Work Requirements:


  • Must work 8hour days (during core business hours) with flexibility for longer hours as needed
  • Must conduct business in a professional and ethical manner to potential buyers, external business associates and coworkers to reinforce goodwill and profitability for the company.

COMPENSATION AND BENEFITS:

Base Salary: The expected base salary range for this position is $95,000-$105,000 per year depending on experience, paid semi-monthly.
