JOB DESCRIPTION:

Morris Construction is seeking an experienced
Project Manager to join our team. The Project Manager supervises and coordinates the safe completion of projects on time, within budget, without sacrificing quality. Manages all aspects of a project including planning, scheduling, cost control, general supervision and labor relations. The Project Manager provides training and mentoring for his project staff as well.

May manage multiple projects, share responsibility for larger projects, or be solely responsible for a single small to medium projects.

Must maintain excellent working relationship with clients, subcontractors and Morris staff and assist in generating and cultivating new opportunities from existing clients and projects.

The Project Manger is accountable to the Operations Manager in all matters concerning the Company and project operations.


DUTIES AND RESPONSIBILITIES:


  • Strive to be the sole source accountable for the client and the job's success. Promote growth through delegation at all levels, and maintain routine and thorough communication with the Operations Manager.
  • Review thoroughly and know the Main Contract and general conditions.
  • Draft and supervise subcontract and supply agreements.
  • The Project Manager is ultimately responsible for safety at the jobsite, with the Superintendent having primary responsibility. Jointly with the Superintendent, develop a job specific safety plan and take direct and personal role in ensuring the safe performance of the work.
  • Initiate and maintain all required project schedules.
  • Establish, implement and administer a jobsite quality plan.
  • Establish administrative procedures for the project that satisfy the contract requirements and all items necessary for the efficient and proper execution of the work. All procedures are to be in accordance with established Company policies.
  • Examine all construction documents for appropriate construction details and completeness of information, potential design deficiencies, code violations and constructability. Bring all required items to the attention of the Architect and Owner.
  • Organize and train field and office staff as required to properly perform their duties. Produce a project organization chart indicating lines of responsibility and staff relationships, and monitor teamwork. Assure that each individual and their supervisor know and understand the duties, responsibilities, and authority of each staff member and how they relate to other staff members.
  • From initial bid through the final payment, ensure that the project costs are properly controlled and forecasted. This includes the maintenance of buyout logs, change order logs and cost reports, which are to be scrupulously monitored and kept up to date.
  • Establish and maintain professional and effective relations with the Owner and Architect, meeting with them on a regular basis to review all aspects of the project. Keep them informed of the budget status and be available for consultation and help as required.
  • Maintain appropriate subcontractor insurance.
  • Provide notices as required by contract and as necessary to document substandard performance by subcontractors.
  • Keep management informed on all appropriate matters as to the progress of the project, financial status, Owner/ Architect relations, personnel evaluations, etc.
  • Remember at all times that Morris is a service business and the customers' needs are of primary importance.
  • Coordinate and direct the estimating, purchasing, engineering, accounting, and construction functions as they relate to the project.
  • Responsible for the development of personnel assigned to the project(s) by monitoring performance, reviewing evaluations, varying assignments, counseling individuals as to future career paths, and promoting a positive project morale.
  • Be knowledgeable of all Company policies in regard to insurance, safety, labor relations, equal opportunity employment, taxes, and ensure that they are followed.
  • Responsible for follow up on project after completion including completion punchlists, investigation of problems during the guarantee period, and other items periodically required to service the Owner.
  • Recognize, report and solve problems in a creative, positive and constructive way and make recommendations for improvements in systems, procedures, and policies.

QUALIFICATIONS:


  • Excellent listening skills and strong communication skills.
  • Ability to identify and resolve complex issues.
  • Ability to create and support team morale.
  • Proficient computer skills in Microsoft Office Suite, project management/ accounting software and scheduling software (Microsoft projects).
  • 5+ years of experience as a construction project manager
  • Bachelor's degree in construction m
