We pride ourselves in providing unmatched service.Aperto Property Management, Inc. is seeking an experienced and qualified Compliance Specialist for the Valley/Los Angeles area, CA. Qualified candidates will have experience with Tax Credit ( LIHTC) and HUD programs.
In this role you will be responsible for maintaining file compliance for assigned properties. The fundamental duties of the Compliance Specialist are to monitor the company's compliance and program regulations. Perform a full range of resident file reviews and regulatory reporting.
Responsibilities:
Oversee completion of files to ensure they are compliant with applicable Affordable Programs including Move-Ins, Annual Recertification, Interim Recertification, Gross Rent Changes, Terminations, Initial CertificationsReview files to ensure they are compliant with applicable Affordable ProgramsComplete Enterprise Income Verification (EIV) tasks, including running reports and working discrepanciesEnsure income/rent limits and utility allowances are accurate on each certificationEnsure calculated tenant rent and subsidies are accurateMonitor status of all certificationsMonitor portfolio compliance with state, federal, local agency requirements for Affordable programsIdentify and work through potential compliance issues, working with the ManagersPerform site file reviews for property audit preparationAttend state and national compliance trainings, as directedAssist in compiling/preparing data to ensure all annual/quarterly agency audits/reports are completed timelyWork with the site teams to ensure the HUD Voucher is submitted timelyParticipate and assist with the updates to income/rent limits and updates to Utility allowances to ensure compliance is maintained per affordable housing requirementsCommunicate professionally and effectively, verbally and in writing and provide customer assistance and answer questions on compliance issuesWork as an effective member of a team and in a collaborative manner with staff, peers, and supervisorOther duties, as assigned and/or as necessaryQualifications:
Previous compliance experience is requiredMinimum 3 years experience with LIHTC & HUD programs is requiredCertification in related field a plusAbility to read and interpret complex documents, such as regulatory agreements and compliance regulations, tenant files, etc.
