The Paint Technician II is responsible for supervising a painting crew, communicating daily tasks, monitoring painting techniques, adhering to specifications, and general safety and clean up.

What You'll Do:


  • Provides oversight and guidance for painting crew, while also assisting in the painting of vacated apartments, occupied apartments, exterior walls, pool areas (touchups), exterior doors, and model apartments.
  • Obtains work orders for the day, taking time to ensure a clear understanding of the job requirements. Organizes and sets a plan of action to complete assigned tasks, including verifying job locations and readying equipment.
  • Verifies adequate crew is available and properly prepared for work. Instructs painters on specific job details and any unusual requirements of the job.
  • Ensures all required painting supplies, equipment, and PPE gear have been properly obtained for the job and assembled in the cart.
  • Ensures painting crew is working safely, following guidelines, utilizing proper protective equipment, and complying with OSHA regulations. Reports all unsafe acts and/or equipment to Regional Service Manager.
  • Completes final punch list in accordance with company policy, obtains required approval, and reports on proper completion of job.

What You'll Need:


  • Three years of experience as a Supervisor or Lead Painter is preferred.
  • Strong organizational and interpersonal communication skills with a demonstrated ability to work with a small team.
  • Ability to prioritize and execute competing tasks.
  • Proficiency in customer service to interact with residents, team members, vendors, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving any problems.
  • Proficiency in MS Office (Word, Excel, Outlook, Teams) and knowledge of property management software or inventory management software.
  • A valid driver's license for the purpose of operating a community vehicle and/or golf cart.
  • Multifamily housing experience is preferred, but not necessary.

Physical Requirements

  • Ability to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl (and work) in confined areas.
  • Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, carry, or maneuver weights of up to twentyfive (25) pounds independently and fifty (50) pounds with assistance.
  • Regular exposure to paint fumes, solvents, and adhesives.
  • Attend training classes and business meetings or other situations necessary for the accomplishment of some or all daily responsibilities of this position.

The pay range for this position refers to what we reasonably expect to compensate for this role. Individual compensation is based on various factors, including experience, education, skillset, and geographic location.

The specified range is for the San Francisco Bay Area location and may be adjusted to the labor market in other geographic areas.
