- Act as Owner's Representative in the oversight of the third-party Property Management Agent.
- Act as the Liaison and Owner's Representative between all Governmental Agencies and Investors. The AHAM will facilitate all matters and prepare any required reporting on behalf of the company.
- Perform Asset Management for existing and new Project Based Section 8 and Low-Income Housing Tax Credit projects.
- Oversee Regulatory and Investor Compliance with all Governmental agencies, Investors, and the Property Management Agent.
- Interact with various departments to provide information as needed regarding property operations.
- Participate in the drafting and implementation of Annual Property Operating Budgets with Third-Party Property Management firm.
- Drive profitability of portfolio by working with the Third-Party Management Agent to manage property revenues and ensure that properties' operating expenses meet budget targets on a monthly basis.
- Review, evaluate, and provide reporting to the CFO relative to monthly property financials, operating budgets, and property operations.
- Work with the Third-Party Property Management Agent to prepare quarterly and annual reporting for the properties as required by Investors and Lenders.
- Prepare operational reviews and propose, implement and monitor solutions for under-performing assets.
- Mitigate risk through line-item review and early identification of demographic trends, insurance risk, environmental risk, etc.
- Work closely with the President, CFO, and Director of Development to budget and plan for major capital improvements and ensure execution of those projects on budget.

- BA/BS degree in Finance, Accounting, or related field and/or 5 to 10 years of Affordable Housing Asset Management experience
- A minimum of 5 years Affordable Housing Asset Management experience.
- Robust knowledge of the HUD Project-Based Section 8, Low Income Housing Tax Credit, CDBG, and CDBG-DR Housing programs. Fair Housing Laws, Public Subsidy Programs, Certifications, Compliance, and Regulatory Reporting requirements for all Affordable Housing programs.
- Knowledge with Annual Operating and Capital Improvement Budgets.
- Understanding and familiarity with Project Rehabilitation, Property Inspections, and File Audits.
- Experience in monitoring and improving property management performance against established benchmarks.

Base salary will depend on overall experience but will range from $125,000 - $140,000. This role may also include additional compensation bonus and offers excellent benefits and storng team culture.
