    ASSET MANAGER

    (Arlington and Baltimore)

    AHC Inc. is looking for qualified individuals with experience in managing a real estate portfolio and expertise in handling various debt products.

    AHC is actively developing affordable, workforce, and mixed-income rental housing in Virginia, Washington DC, and Baltimore regions, owning over 8,000 apartment units in 50+ communities. AHC's Resident Services team offers educational programs and social services to help residents build better futures.

    About the Team:

    The Asset Management team drives AHC's long-term goals, from pre-development to operation, and sometimes disposal, always aligning with the mission and strategic objectives. Responsibilities include overseeing property management, developing strategic plans, and continuous performance analysis.

    About the Job:

    The Asset Manager collaborates with internal and external partners, overseeing a portfolio of 20-25 affordable and mixed-income housing communities in Virginia, DC, and Maryland. Responsibilities include optimizing portfolio performance, identifying issues, and implementing solutions.

    Primary Responsibilities:

    Data Management and Reporting

    • Handle internal and external reporting, including occupancy, property valuations, and financial exercises.
    • Establish KPIs, compile performance reports, and guide properties towards objectives.

    Site and Financial Monitoring

    • Analyze financial metrics, monitor property performance, and review budgets and expenditures.
    • Conduct site visits and ensure compliance with policies and agreements.

    Planning and Risk Management

    • Collaborate to address project risks and develop action plans.
    • Identify and resolve operational, financial, and compliance issues proactively.

    Research and Forecasting

    • Monitor property capital structures and identify opportunities for improvement.
    • Explore options for restructure or refinancing.

    Compliance

    • Ensure vendor contracts comply with AHC policies.

    Minimum Requirements:

    • Bachelor's degree, preferably in Business Management, Accounting or Finance.
    • 3+ years in multifamily real estate management or asset management.
    • 2+ years in affordable housing or real estate management.
    • Experience in managing real estate ownership and debt products.
    • Knowledge of affordable housing programs.
