    Description

    WinnCompanies is searching for a dynamic and motivated Property Manager III to become part of the team at SoMa Apartments, a residential community consisting of 347 market-rate units and 190 voucher holders, situated in Mattapan, MA.

    Responsibilities

    • Coordinate with senior management to determine appropriate rent levels, review rent schedules, and oversee rent increases and renewals.
    • Maintain high occupancy levels, handle move-ins, move-outs, recertifications, and renewals promptly, and approve rental applications following property and agency standards.
    • Ensure organization and accuracy of tenant files, as well as the Property Software Data, and compliance with state and federal regulations.
    • Oversee property and grounds maintenance, report incidents, resolve resident issues, and prepare annual budgets.
    • Provide precise financial and monthly variance reporting, manage Purchase Orders and Invoices, and ensure timely rent collection.
    • Recruit, train, and manage new personnel according to company directives.
    • Promote staff efficiency and engagement through training and leadership.
    • Utilize the Professional Development Program to develop site employees.
    • Conduct regular staff meetings.

    Requirements

    • High school diploma or GED equivalent.
    • 1-3 years of relevant work experience and supervisory experience.
    • Valid driver's license, knowledge of property management and landlord/tenant laws.
    • Experience with Microsoft Office applications, excellent customer service, and communication skills.
    • Ability to multitask in a fast-paced environment, work with diverse personalities, and pay attention to detail.
    • Familiarity with affordable housing and voucher programs.

    Preferred Qualifications

    • Bachelor's degree, experience with property management software like Yardi or RealPage.
    • CAM, RAM, ARM, CGPM, NAA, or NAMA certifications.
