Description
Position Overview:
Maintain cleanliness, repair, security, and safety of the building and grounds for Level II Walker Methodist communities. Supervise environmental service and housekeeping staff. Maintain high level of customer service with residents, families, and staff. Participate as member of site management team.
Position Requirements and Specifications:
Education:
High school or equivalent with post-secondary technical training required. May require a 2nd Class "C" Minnesota State Boiler Operator's license. Reliable transportation.
Required Experience: 5+ years of experience in physical plant maintenance. 2+ years of experience in supervising Maintenance and Housekeeping staff.
Preferred Experience:
Previous experience in senior housing or long term care facility.
Required Knowledge, Skills, and Abilities:
Able to interpret building schematics and blueprints.
Knowledge of building systems and grounds maintenance, including HVAC, electrical, plumbing, drywall, and sheet rock.
Mechanical aptitude and knowledge of janitorial techniques, housekeeping equipment, products, and supplies.
Manage vendors including securing bids, selecting, and supervising third party contracts to conclusion on time and within budget.
Able to respond to emergency calls during off duty hours.
Effective written and verbal communication skills.
Select, train, develop, schedule, oversee, and motivate staff.
Able to work independently, take initiative, self-manage, and prioritize.
Ability to respond to emergency calls.

Major Position Accountabilities:
Maintain inventories of supplies and equipment in an organized and safe manner.
Maintain building operational systems of physical plant.
Complete or assign the completion of work orders from residents and staff.
Complete routine monitoring of boilers and HVAC systems.
Complete and document routine testing of fire, security, emergency, and generator systems.
Maintenance of fire safety systems, resident pendant alarm system, and snow melt system.
Responsible for all records relating to testing and maintenance of systems and equipment.
Maintain public areas of building and grounds.
Monitor trash rooms and dumpsters.
Maintain entry security phone, video surveillance system, and electronic door systems
Maintain laundry room and appliances.
Oversee housekeeping of common areas.
Secure bids, recommend selection, and monitor service contracts to ensure prompt efficient and effective service for contracted materials and activities.
Manage turnovers of building units in timely manner and schedule staff accordingly.
At the direction of the Executive Director/Administrator, lead safety initiatives at site.
Update the MSDS to correspond to materials used on site and make sure sheets are posted in appropriate locations.
Develop, implement, and maintain all life safety policies and procedures.
Ensure final review and approval through Corporate Q.I.
Conduct and maintain records of regular fire and severe weather drills.
Maintain all equipment in safe working order and make sure staff follows adequate safety procedures in performing tasks.
Participate on the communities' Safety Committee as directed.
Participate as community management team member to assure optimum living standards for residents and working environment for staff through proactive, informative communications, coordination and oversight of staff, modeling of a professional and helpful image at all times, and in compliance with Walker Methodist practices and policies.
Manage budget of department as directed by Executive Director / Administrator and in compliance with Walker Methodist practices and policies.
Maintain twenty four hour on call status and accessibility for building emergencies except as approved by management. Schedule additional / back-up on call coverage when needed.
Follow policies and procedures for quality of life, person-centered care, and trauma informed care according to role specific responsibilities.
Perform other duties as assigned by supervisor.
