    Description

    Our company is in search of a versatile construction project manager to collaborate closely with principals and partners in overseeing extensive and intricate multi-family, mixed-use construction projects. We need an enthusiastic manager with a robust analytical skillset adept in schedule, budget, and change order analysis; a proactive team leader capable of receiving and providing direction constructively. The ideal candidate should have a genuine passion for construction and a keen eye for design. Clear and effective communication, strong relationship-building abilities, and unwavering integrity are paramount.

    Preferred qualifications include degrees in construction management and engineering. Prior experience in complex commercial construction is essential, with multi-family construction experience being a plus. The candidate must possess strong analytical, organizational, and detail-oriented skills; demonstrate proficiency in generating, reviewing, and meeting project schedules; exhibit excellent writing and interpersonal abilities; and function as a service-oriented team player who excels in a fast-paced setting.

    THE REQUIREMENTS

    The ideal candidate will display the following attributes:

    · A bachelor's degree with a focus on Engineering, Construction Management, or Architecture;

    · At least 5 years of direct experience in managing commercial construction, ideally;

    · Proficiency in Microsoft Excel and Word, with experience in Microsoft Project considered a bonus.

    • Capable of managing complex processes and personalities while remaining focused, calm, and organized;

    · Technical knowledge of building components and systems;

    · Solid comprehension of construction management processes, including estimation, budgeting, scheduling, change management, design supervision, procurement, and contract administration.

    · Thorough understanding of project management protocols (contracts, change orders, submittals, RFIs, insurance, invoicing, releases, and project close-out);

    · Excellent verbal and written communication skills;

    · Proficient in devising and implementing new systems and structures to enhance construction oversight proactivity, focus, and accountability;

    · Transparent communication of both positive and negative developments;

    · Effective collaboration skills, particularly in challenging scenarios like team conflicts;

    · Willingness and adaptability to embrace change;

    · Intrinsic motivation to learn, explore, and grasp new information and skills;

    · Commitment to quality execution.

    THE DESCRIPTION

    · Oversight of construction processes for multi-family and mixed-use projects;

    · Establishment of systems for meticulous and organized construction process execution;

    · Thorough negotiation of subcontracts and contract details to ensure alignment between General Contractor and Subcontractors;

    · Implementation of procedures during construction to ensure timely and budget-conscious project completion;

    · Facilitation of OAC meetings and support for Owner in managing the design team to provide timely and precise on-site guidance as required.

    · Capability to conduct comprehensive constructability reviews in design and pre-construction phases, offering recommendations for solutions.
