    Position Title:
    Building and Grounds Manager

    Position Type:
    Full Time, Exempt

    Summary
    Under the direct supervision of the Business Manager, this individual will effectively manage the physical plant operations of St. James UMC buildings and campus.

    The manager will coordinate the management of the building and grounds with staff and the community providing hands on repairs as needed.

    Key Responsibilities
    Ensures the campus is a safe, attractive, and healthy environment for staff, families, and visitors.


    Maintenance of Buildings and Grounds:


    Plans develops, and implements new methods and procedures designed to improve operations, minimize operating costs, and effect greater utilization of labor and materials.

    Provides 24-hour coverage for HVAC systems and building's mechanical equipment.

    Ensures the performance, condition, and reliability of all plumbing, mechanical, and electrical equipment to ensure efficient operation of all equipment.

    This may include direct hands-on repair.

    Develops, evaluates, and maintains preventive maintenance programs for buildings and equipment ensuring an effective schedule of repair/replacement. Reviews manufacturer's service manuals. Maintains service and warranty records.

    Develops, implements, and maintains written maintenance policies and procedures.

    Assure that outside services are properly completed/supervised in accordance with contracts/work orders. Review job orders to determine work priorities. Schedules repair, maintenance, and installation of machines, tools, and equipment to ensure continuous operations.

    Conducts an annual assessment of facilities to identify needed improvements and repairs.

    Directs and/or provides hands-on repair/maintenance activities on utility systems to provide a continuous supply of heat, steam, electric power, gas, or air required for operations,

    Requisitions tools, equipment, and supplies required for operations.

    Oversee and/or provide the maintenance for all common grounds and general cleanup of open areas, roadways, fence lines, and parking areas.


    Operations and Compliance:
    Coordinates and responds appropriately with other Departments and/or ministry programs on maintenance and housekeeping issues as they occur.

    Work with Church Trustees to provide reports as needed regarding operations, capital forecast, and long-range operational needs.


    Review the church calendar daily to ensure facilities are staffed, open, and properly set up, and the heating/air is set for all church events including special services and outside groups.

    Maintain a record of all necessary repairs through a work order system. Completes repairs in a timely manner.

    Oversees and monitors maintenance inventories. Purchase supplies and equipment as needed within authorized limits.


    Plan and coordinate long-range operating and capital expenditure budgets for projects such as landscaping, parking lot maintenance, deep cleaning, etc.


    Ensures compliance of the physical environment (buildings, grounds, etc) with all federal, state, and local statutes and life safety codes.

    Effectively oversee the janitorial / housekeeping services to ensure clean and sanitary facilities.


    Minimum Qualifications:
    Working knowledge in plant operation and maintenance of facility management services. General knowledge of refrigeration, HVAC, plumbing, electrical systems, and other general building equipment. Must be knowledgeable of building codes and safety regulations.


    Computer Skills:
    Microsoft Products.

    This individual should be able to multitask, lift at least 50 pounds, and work well with others.

    This position is full-time, 35+ hours a week, and requires availability on Sundays.
