    Description

    JOB DESCRIPTION

    • Building Engineer provides the knowledge and skills required to maintain, repair, and replace building systems equipment associated with all HVAC and mechanical systems
    • Responsibilities include the maintenance and repair of such systems as: air conditioning, heating, plumbing, electrical lighting, utilities, elevators (as applicable), fire sprinkler, standpipe, hot water heaters, electric door answering system, fire alarm system, garage door openers, and other various building equipment/systems that can normally be found in a residential building
    • Assist Property Manager and other assigned maintenance staff to ensure overall upkeep and repair of the buildings
    • Assist in the daytoday oversight of any contractors hired
    • Provide on call emergency coverage and back up as required
    • Execution and implementation of the preventative maintenance program, respond to resident requests and recurring resident complaints; troubleshooting, and repair of building systems
    • Perform work order managemen, documentation and recording of systems status and inspections
    • Will assess priorities for service calls, contractor assignments and regular communication
    • Customer service approach in dealing with a wide variety of owner, resident, renter, and contractor issues
    • 5 or more years of experience in the maintenance of residential building including troubleshooting, repair, and maintenance of associated building systems
    KNOWLEDGE & SKILLS

    • Ability to analyze the operation of various mechanical systems, determine the cause of any problem/malfunction and take proper corrective action as required
    • Ability to assembling all tools, supplies and instruments necessary to complete the job
    • Ability to maintain, repair and replace building systems equipment associated with all HVAC and mechanical systems
    • Ability to keep logs, document equipment repair, close work orders, track time accurately in reports and provide timely and constant communication regarding status of HVAC and mechanical systems within the building
    • Knowledge of OSHA standards and local codes
    • Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
    • Able to work well under pressure in a fastpaced environment and exercise sound judgment and discretion.
    • Ability to read, understand and utilize wiring diagrams, schematics, drawings, and blueprints.
    • Ability to comprehend and use technology to aid in the management of duties; Computers, Mobile Smart Phone, Energy Management Systems, property management maintenance software programs, and various diagnostic equipment provided and used in the building engineering field.
    • Ability to continually develop the maintenance systems, physical facilities and staff resources to provide excellent customer service through resident interactions.
    • Ability to work independently and take initiative
    • Customer service approach in dealing with a wide variety of owner, resident, renter, and contractor issues.
    • Ability to maintain effective communication and working relationships with residents, property team, and management
