    Job Title:
    Building Engineer

    Full Time position - 40 hours per week

    Salary Range:
    $65,000 - $75,000 per year based on experience

    Monday - Friday 8:30 am to 5:00 pm


    The ideal candidate will have five (5) or more years of experience in the maintenance of residential buildings including troubleshooting, repair, and maintenance of associated building systems.

    3rd Class Engineering License preferred.


    Leisure World of Maryland Corporation (LWMC) the property management company for Leisure World of Maryland is a private, age-restricted community comprised of 29 housing associations and 8,000 residents located in Montgomery County, Maryland and is seeking a Building Engineer.

    The Building Engineer


    provides the knowledge and skills required to maintain, repair and replace building systems equipment associated with all HVAC and mechanical systems within assigned residential building(s) (Mutual) that comprise Leisure World of Maryland Community.


    Responsibilities include the maintenance and repair of such systems as: air conditioning, heating, plumbing, electrical lighting, utilities, elevators (as applicable), fire sprinkler, standpipe, hot water heaters, electric door answering system, fire alarm system, garage door openers, and other various building equipment/systems that can normally be found in a residential building.


    The position is required to provide input and assistance to the Property Manager and other assigned maintenance staff as required for the overall upkeep and repair of the building(s) (Mutual).

    Also included is the requirement to assist in the day-to-day oversight of any contractors hired to work these same building systems.

    The Building Engineer provides on call emergency coverage and back up as required.


    Other areas of responsibility include Execution and implementation of the preventative maintenance program, physical work associated with the preventative maintenance, responding to resident requests and recurring resident complaints; troubleshooting, and repair of building systems and components; work order management; documentation and recording of systems status and inspections to comply with various tenant accreditations.


    This position interacts and checks in daily with the Property Manager and Mutual Board representatives to assess priorities for service calls, contractor assignments and regular communication needed between various members of the building(s) Mutual assigned staff.


    Works in collaboration with the Property Manager and Mutual Board representatives to establish other long- term needs, coordination of multiple assignments and establish plans and timelines for resolution of various recurring building issues.


    This position requires a customer service approach in dealing with a wide variety of owner, resident, renter, and contractor issues.

    Communication (oral and written), effective listening, problem solving, dispute resolution skills are required to be successful in this position.

    The Building Engineer is required to interact effectively with the Mutual Board of Directors, LWMC management and staff, and peers.

    LICENSE
    3rd Class Engineering License-Preferred


    EDUCATION
    High School Graduate or General Education Degree (GED)

    Associated Degree (two-year college or technical degree preferred)


    PHYSICAL REQUIREMENTS :


    Ability to climb and work from ladders, man hoists or lifts, and the ability to lift and carry loads 25 up to 50lbs.

    Ability to frequently walk up and down stairs for inspections and emergency procedure.

    Equipment inspections require getting on hands and knees to reach areas difficult to access.

    Ability to visually inspect machinery and buildings.
