- Achieving or surpassing the annual budget for NOI.
- Providing leadership, recruitment, training, evaluation, and supervision of on-site associates.
- Management of all on‐site operations functions.
- Promotion and enforcement of company policies.
- Develop annual operating budgets/forecasts and sales/marketing plans. Prepare and communicate operational and financial data accurately and promptly to the Regional Manager. Collaborate with the Regional Manager to establish community objectives and targets.
- Set and execute leasing goals, oversee a successful lease expiration program.
- Analyze operational data to assess its impact on NOI, recognize trends, and propose suitable strategies.
- Supervise the timely collection and reconciliation of rents, ensuring compliance with regulations. Initiate eviction proceedings for delinquent tenants promptly.
- Efficiently showcase, lease, and facilitate move-ins for potential residents.
- Implement initiatives for resident retention and follow-up on service requests.
- Maintain a thorough understanding of the community and competitors by continuously evaluating market conditions and trends.
- Lead sales and marketing efforts to optimize revenue and achieve high occupancy rates.
- Ensure a sufficient number of vacant properties are always ready for showcasing.
- Create a proactive maintenance program to monitor service request completion and oversee maintenance staff responsiveness.
- Ensure completion of all assigned company training programs as per schedule.
- Maximize rental income and minimize costs through effective planning and management.
- Regularly explore opportunities to enhance NOI by increasing revenue and reducing expenses where feasible.
- Develop staffing schedules aligned with community requirements.
- Engage in planned resident and company events.
- Evaluate and recommend adjustments to rental/pricing strategies to optimize rental growth.
- Ensure accuracy and currency of all marketing materials and online listings.
- Analyze monthly or quarterly financial statements and prepare clear, concise variance reports.
- Promote and enforce safety protocols among staff and ensure adherence to safety programs.
- Conduct annual performance evaluations for supervised associates.
- Direct oversight of daily operations.
- Document incident reports for any threatening incidents and report to Regional Manager for further actions.
- Enforce company policies and procedures consistently.
- Report any liability issues promptly to the Regional Manager.
- Negotiate service contracts.
- Manage all capital projects and ongoing renovations.
- Maintain positive customer relationships with residents, colleagues, and vendors.
- Occasional light travel may be necessary depending on community location, as well as for corporate meetings.
- Perform other duties as assigned by the Regional Manager or corporate leadership.
