Job Title: Project Manager (Development Manager Retail)

Job Description:

Position Overview:

The Development Manager will play a key role in overseeing the planning, design and entitlement phases of retail development projects. This individual will be responsible for managing all aspects of project execution, including obtaining approvals from governmental boards, resolving development issues, and ensuring projects are delivered on time and within budget.

Responsibilities:

1. Governmental Approvals: Interface with governmental agencies, zoning boards, and regulatory bodies to obtain necessary approvals, permits, and entitlements for retail development projects. Navigate regulatory requirements and address any challenges to ensure timely project approvals.

2. Development Issue Resolution: Proactively identify and address development challenges and issues early in the project lifecycle. Collaborate with internal teams, consultants, and stakeholders to develop creative solutions and mitigate risks that may impact project delivery.

3. Budget and Schedule Management: Develop and manage project budgets and schedules, tracking expenses, and timelines to ensure projects are delivered within established parameters. Implement cost-saving measures and schedule optimizations to maximize project efficiency and profitability.

4. Construction Issue Resolution: Assist the Construction Project Manager as needed to address and design issues that arise during the construction phase.

5. Plan Oversight: Manage the development of project plans, including site plans, architectural drawings, and engineering designs. Review plans for accuracy, compliance with regulatory requirements, and alignment with project objectives.

6. Entitlement Process: Lead the entitlement process for retail development projects, including land use approvals, zoning changes, variances, and environmental permits. Work closely with legal counsel, consultants, and stakeholders to navigate the entitlement process efficiently.

7. Deadline Management: Establish project milestones and deadlines, communicating expectations to internal teams and external partners. Monitor project progress and take proactive measures to address any deviations from the schedule to ensure timely project delivery.

8. Communication: Maintain regular communication with project teams, clients, consultants, and stakeholders to provide updates on project status, address concerns, and facilitate collaboration. Foster strong relationships with key stakeholders to ensure project success and client satisfaction.

Qualifications:

· Bachelor's degree in Civil Engineering, Architecture, Construction Management, City Planning, or related field.

· 1-5 years of experience in project management, with a focus on coordinating architects and engineers in retail development projects.

· Strong understanding of the retail development process, including entitlements, zoning regulations, and construction management.

· Proven track record of successfully managing project budgets, schedules, and resources.

· Excellent problem-solving skills and ability to resolve complex issues efficiently.

· Exceptional communication and interpersonal skills, with the ability to effectively collaborate with diverse teams and stakeholders.

· Detail-oriented with strong organizational and time management skills.

· Willingness to travel as required for project meetings, site visits, and client engagements.
