    Construction Estimator Project Manager-New Work Waterproofing (St. Paul/Minneapolis)

    RAM Construction Services is currently seeking a detail-oriented Construction Estimator Project Manager with a strong background in weatherproofing and new construction projects to become a part of a growing team in the St.

    Paul/Minneapolis area.

    Our ideal candidate is someone who demonstrates excellent communication skills, is highly organized, great problem solver, is very efficient, and has strong attention to detail & time management.

    In this role, you are responsible for estimating the cost of commercial projects.

    This involves reviewing project plans, specifications, and other relevant information to determine the materials, labor, and equipment required to complete the project.

    This is a hybrid role with a minimum requirement of 5+ years of experience. We are looking to fill this position immediately.

    Key Responsibilities:
    Your duties and responsibilities include but are not limited to the following:


    Prepare estimates of probable costs of materials, labor, equipment, and subcontracts for construction projects based on contract bids, quotations, schematic drawings, and specifications.

    Coordinate estimates with field personnel. Visit project sites when necessary.
    Set up cost monitoring and reporting systems and procedures.
    Prepare cost and expenditure statements and forecasts at regular intervals for the duration of a project.
    Utilize software such as Procore/Bluebam to perform takeoffs and generate estimates. Experience using Acumatica is a plus

    Liaise, consult, and communicate with engineers, architects, owners, contractors, and subcontractors, and discuss any change orders or adjustments to cost estimates.

    Identify and evaluate bid opportunities.
    Develop competitor profiles.
    Coordinate pre-bid review process & post-bid analysis.
    Calculate and analyze costs to ensure all requirements are met.
    Execute contract agreements, and assist with plan preparation, and estimates.
    Project Management

    Write correspondence letters compile submittal information, review shop drawings, mix designs, and all other necessary documents.
    Coordinate project handoff process.
    Reevaluate the project before work begins.
    Take part in branch operations meetings.
    Coordinate project progress review/postmortem/post-project cost reviews.
    Ensure accurate trend reports and monthly projections.
    Notify subcontractors and suppliers of anticipated start and delivery needs.
    Schedule Pre-job meetings and progress meetings both internally and with the owner.
    Assist and support area Superintendent and Foremen as needed.
    Review job quantities, approve invoices, and subcontractor payments, prepare extra work change orders, and monitor job costs.
    Maintain and analyze monthly cost projections and report projections to Management.

    Review, tabulate, and negotiate final quantity agreements with owner and/or Prime contractor to ensure 100% payment for all work performed.

    Education and Experience

    Bachelor's degree –Construction Management or related experience and/or training; or equivalent combination of education and experience.
    Strong understanding of the construction process and ability to create accurate estimates
    Prior experience working in waterproofing techniques
    Proficient with Microsoft Software-Windows, Excel, Word, and PowerPoint.
    Excellent mathematical skills and attention to detail
    Excellence in building a rapport.
    Ability to maintain a high level of organization by ensuring daily job allocation.
    Willingness to work in a team environment and assist co-workers or supervisors with other duties as required.
    Entertaining customer/client interaction to ensure strategic market objectives within the means of the budget.
    Must be willing to travel and work away from home when required.
    Display a professional and courteous attitude.

    Travel:
    to and from job sites is required. RAM will compensate for travel expenses if applicable.

    Work Environment:
    As an Estimator-Project Manager for RAM, the employee will be subject to both an office and job site/field setting.
