    Description

    Moss & Company is currently looking for a Maintenance Supervisor for one of properties in Los Angeles (Koreatown) with extensive experience new construction residential/multifamily properties, supervising a team, and taking care of the company asset(s).

    The Property

    Sage LA is a 490-unit new construction/lease up property with complete amenities such as fitness center, music studio, recreation room, clubhouse, subterranean parking, pet play area, game room, media center/movie theatre and 24/7 concierge services.

    The Position

    As the Maintenance Supervisor, you are responsible in overseeing the day-to-day efforts of the maintenance team to meet all the residents/property needs.

    Job Description

    • Provides leadership and guidance to the members of the maintenance team;
    • Directs, assigns, monitors, and evaluate maintenance technicians both individually and as a team;
    • Oversees the preparation of new/vacant units, repairs needed, units turns, etc.;
    • Efficiently manages expenses, materials inventory, etc.;
    • Ensures that the property is operating with the allocated budget;
    • Collaborates with the team on finding ways to keep the work order low;
    • Coordinates with vendors on big project/capital expenditures;
    • Participates in bank and lender inspections;
    • Oversees city, building and safety inspections;
    • Assists and shares maintenance knowledge ("how to") to team members on areas that they are not familiar with;
    • Maintains fundamental knowledge of the property - exits, entrances, emergency exits, amenities, shut off valves, etc.;
    • Train the maintenance team on Company policies and procedures including OSHA standards;
    • Collaborates with the property manager, assistant property manager, and other office staff in anticipating and addressing residents concerns;
    • Performs maintenance tasks (hands-one leadership);
    • Performs other functions as may be required by the position and/or as directed by the immediate supervisor.

    Professional Requirements

    • 3 -5 years of experience as a Maintenance Supervisor within a property with more than 500 units
    • 2 - 3 years of experience in supervising a maintenance team of 4 to 5 people
    • Excellent knowledge of plumbing, electrical, HVAC, carpentry, painting, etc.
    • Excellent knowledge of Yardi, Google Suite, and other computer software
    • Personable, positive, team-oriented experience
    • Ability to multitask, work independently, manage competing requests and priorities
    • Positive, team-oriented mindset
    • Enjoys helping other people and excels in providing excellent Customer Service
    • Knowledge of Fair Housing preferred
    • Ability to multi-task
    • Great organizational skills and attention to details
    • Knowledge of OSHA safety guidelines

    Physical Requirements:

    • Frequently move/traverse, ascend/descend stairs in/around apartment homes and community
    • Constantly positions self to bend, stoop, reach, lift
    • Occasionally lift/move/carry up to 25lbs with/without assistance
    • Frequently lift/move/carry 5lbs
    • Constantly communicate, converse and exchange information with coworkers, vendors, and all other persons involve in the operations of the property
    • Ability to work with both hand and power tools
    • Constantly works in low to moderate noise levels
    • Constantly works in outdoor weather conditions
