Under the direction of the Regional Manager, manages all aspects related to the operations, maintenance, equipment, and repair of all assigned buildings and grounds; performs other work as required.

Also oversees the successful completion of janitorial responsibilities as described in the SOW.


JOB DESCRIPTION:


  • As directed, develops and implements maintenance/janitorial programs, schedules, and procedures for the effective operation of all buildings under contract.
  • Ensure timely and effective delivery of building services in compliance with statement of work (S.O.W) and reviews/approves any modification to the statement of work.
  • Reviews all building service requests submitted by the department to include; physical alterations, repairs, furniture moves, exterior and interior landscaping, heating and air complaints, elevator maintenance, and general housekeeping services, and assigns priorities and work orders to general maintenance worker or contract vendors as required.
  • Provides supervision and instructions to employees working in the general maintenance/janitorial department of assigned DMAVA buildings.
  • Conducts periodic physical inspections of building systems, grounds and notes potentially or actively problematic conditions, determines nature and extent of needed repairs, identifies and obtains personnel required to perform work.
  • Corresponds, meets and interacts with Building Management Officials.
  • Issues shop orders to general maintenance workers; insures the timely and qualitative completion of all projects.
  • Supervises employees engaged in operating and general maintenance of the facility.
  • Obtains stores, distributes, and supervises the use of equipment, materials and supplies.
  • Prepares reports regarding preventative maintenance programs and related matters.
  • Maintains a log of all projects, including personnel assigned equipment, materials and supplies utilized, work completed, and time spent.
  • Develop emergency operation procedures and provides 24hour coverage for emergencies.
  • Evaluates contract vendor performance by physically evaluating the contractors work, ensures the effective maintenance of property including infrastructure and grounds, and effectiveness of special facility service programs such as waste removal and recycling programs.
  • Willingly and effectively cooperates with OTC, The Department of Human Services, The Division of Developmental Disabilities (DDD), and other licensing or state agency or local municipalities in any inspections and investigations, upon request.
  • Develop a list of acceptable contract vendors for each of the possible work areas.

JOB REQUIREMENTS:


  • Five to Six (56) years' experience in charge of the operation and maintenance of utilities and maintenance programs of an institution or similar multibuilding complex, two (2) years of which were in supervisory capacity.
  • A bachelor's degree in Engineering may be substituted for four (4) years of nonsupervisory experience.
  • A valid Professional Engineers License issued by the NJ State Board of Professional Engineers and Land Surveyors may be substituted for four (4) years nonsupervisory experience.
  • Knowledge of the principles of building management.
  • Knowledge of the methods used to develop work programs for employees engaged in the operation and maintenance of mechanical equipment.
  • Knowledge of the methods used to repair and maintain mechanical equipment, and various types of buildings and structures.
  • Knowledge of techniques, tools, and procedures used to conduct inspections of varied types of mechanical equipment required in the operation of a facility.
  • Boiler Operators license.
  • Ability to identify and analyze the technical problems involved in the operation and maintenance of mechanical equipment, and in maintenance and repair of buildings and grounds; and to identify methods by which to resolve said problems.
  • Ability to organize supervisory maintenance and repair work and develop appropriate work programs and schedules.
  • Ability to supervise a diversified group of workers including individuals with disabilities in the operation and maintenance of refrigeration, water, carpentry, plumbing, painting, minor electrical work, masonry, plastering and other types of maintenance work.
  • Ability to maintain records and communicate effectively( orally and in writing) regarding building operations and maintenance.
  • Valid driver license with acceptable driving record as set by OTC's Insurance Carrier.

Necessary Special Requirements

  • Employee should agree to have their name verified against the Central Registry of offenders against individuals with developmental disabilities.
  • Employee shall submit to drug testing prior to employment and agree to submit to drug testing upon random selection and for cause.

$28.14 per hour
