    Description

    This position is wholly responsible for the overall day to day management of operations including but not limited to; supervision of

    staff, customer service, preserving maintenance and appearance standards, loss control, and financial budgeting/reporting to ensure a positive parking experience for each customer or patron at the designated parking lot or facility. The Parking Business Manager must be an effective communicator who is self-motivated, proactive, and results driven. They must consistently set/meet goals and objectives.

    Recruit, hire, train, and schedule employees.

    Coordination of staff for attended and event-staffed locations based on regular manpower requirements and lot activity.

    Financial analysis.

    Develop and maintain existing client relationship.

    Maintain daily contact with clients and assigned company director.

    Set and achieve quarterly goals based on the RP expectations.

    Maintain cooperative working relationships with all necessary departments and vendors.

    Complete and submit accurate and timely periodic reports as required.

    Understanding of budget principles and be able to participate in the budget development and management process.

    Initiate work orders and regular review of the physical conditions of all the locations.

    Develop new procedures to enhance daily operations.

    Must attend all meetings required by owners and RP corporate office.

    Must adhere to company posting procedures and ensure others do too.

    Must follow all policies as outlined in Employee Handbook.

    Must report all incidents and accidents no matter how minor to a manager or supervisor.

    Must report all personal injuries suffered while working to car park owners and RP management.

    Perform any other reasonable tasks and duties as assigned by RP management or assigned director.

    Foster and maintain positive tenant relations.

    Maintain effective employee communication.

    Prepare annual operations budget and 5-year extraordinary expense summary.

    Prepare a monthly budget variance report.

    Review and code all vendor invoices for payment.

    Supervise general housekeeping and maintenance of the building structure, mechanical systems, and equipment through regular inspections/walkthroughs.

    Maintain effective cost controls through negotiation and supervision of vendor contracts.

    Supervise tenant improvement and building construction projects.

    Maintain emergency procedures manuals.

    Maintain building inventory lists.

    Maintain proper tenant and vendor insurance requirements.

    Maintain vendor and tenant contact lists.

    Collection of rent in a timely fashion.

    Ensure lease compliance by both landlord and tenant.

    Qualification:

    A minimum of 3 years of experience in similar working environment.

    Consent to background check and drug screening.

    Valid Driver License.

    Flexible schedule: Ability to work nights, weekends and holidays as required.

    Physical:

    Ability to sit or stand for long periods of time.

    Ability to work indoors or outdoors and endure varying weather conditions.

    Ability to use hands and arms in repetitive motions. (Making change, using computer keyboard, etc.)

    Ability to do a moderate amount of walking. (Property inspections, investigations, etc.)

    Skills:

    Computer skills with a working knowledge of Microsoft Office, Excel, and Word.

    Excellent communication and customer service skills.

    Multi-tasking.

    Ability to lead and motivate others.

    Ability to maintain composure and to exercise sound judgment in high-stress or confrontational situations.

    Possess high standards of cleanliness and maintenance of the parking facility and work areas.
