    The Company

    Topography is a new hospitality company that will develop, own, and manage a collection of luxurious and sustainable hotels in areas of natural beauty.

    Topography is led by its founder and CEO, Liam Krehbiel.

    Liam started Topography because he wanted to create a better experience for people who desire a luxurious and accessible country escape.

    In addition to leading Topography, Liam is the co-owner of Ballyfin, a family-owned, award-winning hotel in Ireland that was founded by his father, Fred Krehbiel.

    Shaun and Beverley Matthews joined Topography in 2022 and serve as executive directors.

    Shaun and Beverley have an extensive track record of developing, managing, and advising some of the most extraordinary hotels in the world, including Necker Island (Caribbean), Twin Farms (Vermont), Aman Resorts (Utah, Wyoming, and Caribbean) and Ballyfin.


    Topography is currently pursuing four concepts in the United States and Europe, with a plan to open all four by 2028.

    The Opportunity

    The Role
    Topography seeks a seasoned and entrepreneurial development executive to lead the firm's development projects from concept to completion.

    This is an exciting opportunity for an entrepreneurial leader who wants to create, innovate, and lead. As Topography's first development executive, you will have a unique opportunity to help shape the company. Additionally, this is a compelling opportunity for someone who is interested in challenging and elevating the hospitality industry. That said, this is a demanding role. Topography is a young company with a lean team. And yet, the team is proud of the fact that it has high standards and ambitious targets.

    You should expect to roll up your sleeves and work hard.

    Also, you will be building lots of things for the first time in areas where you may or may not have a lot of previous experience.

    This will require you to be resourceful, creative, and persistent. Finally, this role comes with an enormous amount of responsibility. Our executive team, investors, lenders, and other key stakeholders are relying on you to deliver. If that's exciting to you, great If not, then this won't be a good fit.

    The head of development will serve as a business partner to the
    CEOand the executive team. The head of development will be responsible for leading the firm's acquisitions, entitlements, and development activities.

    Additionally, the head of development will work with the executive team on exploring new business opportunities and overseeing firmwide matters.

    The head of development must operate with the utmost integrity, bring influential and effective interpersonal skills, possess refined emotional intelligence, and bring an entrepreneurial mindset.


    Key Responsibilities:
    Lead Topography's Acquisition Efforts
    Work with the executive team to identify and evaluate potential future sites for Topography hotels.
    Manage relationships with realtors, attorneys, and consultants.
    Collaborate with CFO and executive directors to develop projections and secure financing.

    Lead Topography's Planning and Entitlement Efforts
    Manage relationships with local authorities and community stakeholders in collaboration with executive directors.
    Develop presentation materials to support the permitting process.
    Ensure Topography secures necessary entitlements to proceed with construction and financing.

    Oversee Design and Construction of Topography's Properties
    Manage budgets, schedules, and communication with project teams and the executive team.

    Select and oversee architects, interior designers, engineers, general contractors, and other consultants in coordination with executive directors, ensuring clarity of scope, timing, and budgets with all stakeholders.

    Liaise with local and regional authorities.

    Under the direction of the executive directors, coordinate with the property general managers to achieve a successful transition from construction to operations.

    Organizational Leadership
    Serve on Topography's executive team along with the CEO, executive directors, and CFO.
    Work closely with the executive team on overseeing firmwide matters and exploring new business opportunities.
    Serve as an ambassador for Topography with a wide range of stakeholders.

    The Candidate
    Qualifications
    Topography is seeking candidates who have the expertise, experience, and motivation to be an impactful leader for our company


    Specific requirements include:
    Professional Experience
    10+ years of successful experience in construction management or development with increasing levels of responsibility.

    Extensive experience managing large, complex developments from vision to completion, including financial projections, budgets, entitlements, timelines, and project management teams.

    Background leading ground-up development projects in one or more of the following sectors: hospitality, resort/recreation development, and/or residential development.
    Experience in all aspects of the development process, including planning, permitting, design, construction, underwriting, and finance.

    Prior experience as a Head of Development or senior development professional managing a multi-functional development team with functional P&L responsibility, as well as an ability to bring value to the C-suite team and communicate effectively with the board of advisers.

    Proven ability in successfully navigating complex entitlement, permitting, and zoning processes with local town, county, and state governments, and overseeing site planning/engineering as needed.

    Superior leadership skills with proven ability to direct multi-disciplinary department teams and activities: lead by example, formulate and execute companywide goals and objectives, and assess achievement.

    Experience executing aggressive growth and strategic vision both in terms of the structure of the development department and in terms of overall development growth strategy.

    Ability to represent Topography to a wide variety of internal and external audiences, including local communities, investors, hospitality industry, and other stakeholders.

    Strong project management and organizational skills.
    Effective communication skills (internal and external) with the capacity to communicate about Topography's mission and values.
    Bachelor's degree in architecture, construction management, engineering, or a related field required.

    Compensation:
    Topography is offering a competitive compensation package that includes a base salary, annual bonus, and long-term incentives. Additionally, Topography offers a generous benefits package, including medical, dental, and vision insurance, and three weeks of paid vacation.


    Work Expectations:
    In general, Topography full-time employees work approximately 50 hours per week. Please note that this is an average and that there are peaks and valleys throughout the year.

    Also, due to the highly collaborative nature of our work, employees are expected to be in the office three days per week, while having the opportunity to work remotely two days per week.
