THE ROLE:

Thomas James Homes is looking for an experienced Director of Forward Planning to support our Arizona Division in Scottsdale, AZ.

The Director of Forward Planning is responsible for overseeing the division's land development area and leading the Forward Planning team to ensure all projects are scheduled, completed on time, on budget, and meeting all safety and jurisdictional requirements.


DAY IN THE LIFE:


  • Manage a team of Forward Planning, Permitting and Land Development professionals (internal and external)
  • Weekly reporting to upper management
  • Lead Monthly Budget Revision Meetings and Weekly Land Meetings

Due Diligence

  • Manage Department to complete Site Assessments by conducting site visits, reviewing plan feasibility, generating budgets, and otherwise assisting Acquisitions on site due diligence
  • Facilitate Build program by advising potential clients on site feasibility, options, limitations, etc.
  • Prepare preliminary documents, feasibility studies, and designs for Build clients and Acquisitions team

Forward Planning

  • Manage Forward Planning budgets and schedules
  • Work closely with Architecture team on architectural submittals and approvals
  • Supervise Build client experience during forward planning phase.
  • Work with project consultant and Forward Planning team to manage, submit and obtain approval of construction documents. This includes the management of civil engineers, surveyors, geotechnical engineers, landscape architects, other consultants, etc.
  • Work on up to projects at various states of plan approvals and permitting, at any given time.
  • Project cycle time and duration in permitting is KPI. Permits received in a steady, evenflow environment are an additional KPI monthly goals are measured
  • Address comments, corrections, and feedback from municipalities and other project stakeholders; work with City Planning/Engineering Department staff for plan approvals that are necessary for permits
  • Manage supplemental permits, plan revisions, and oversee all wet and dry utility coordination during the design phase

Permitting

  • Oversee all permitting to ensure that all necessary permits are received in a timely manner per project schedules
  • Manage all permit closeouts to ensure that project completions and certificates of occupancy are not delayed

Land Development**- Manage Land Development budgets, schedules and properties prior to close of escrow

  • Oversee sewer/water/gas/electric disconnects as well as temp power pole permit and inspection (as needed)
  • Supervise neighborhood relations prior to temp fencing install and ensure all pools are drained after close of escrow
  • Oversee temp fencing, black screening install, and temp restroom and dumpster deliveries
  • Oversee demolition of properties
  • Oversee property corner, building envelope and grading staking as well as lot grading and pad preparations
  • Oversee bidding of all land development scopes of work and lead bid awarding
  • Oversee installation of landscaping and pools

WHAT YOU'LL NEED:


  • Bachelor's degree in Planning, Civil Engineering or related field
  • 710 years' experience in Forward Planning and Land Development
  • Must possess a valid Driver's License
  • Previous experience acting as a frontline people leader in Land Development or related area.
  • Previous experience setting team goals and development.
  • Has demonstrated effectiveness coaching team members on performance, capability, and career development.


The compensation range for this role is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
