    JOB SUMMARY

    The Project Manager (PM) is responsible for project outcomes by providing accurate estimating, cost control, and forecasting in a timely manner. The PM builds and nurtures client relationships by establishing and communicating achievable expectations with both clients and team members. This role collaborates with subject matter experts to attain results, set ambitious goals, and prioritize tasks to overcome challenges. The PM establishes team standards, assigns responsibilities, and offers leadership and motivation to ensure project success.

    JOB SCOPE & ESSENTIAL FUNCTIONS

    Primary Accountabilities

    • Proposal Management
      • Contribute to shaping the Win Strategy
      • Execute the proposal plan outlined in the Pursuit Workbook
    • Job Setup
      • Execute designated portions of the PRP process under the guidance of the Senior Project Manager or Project Executive
      • Source subcontractors by issuing RFPs, evaluating proposals, and finalizing subcontractor selection to guarantee timely project completion
      • Negotiate and prepare subcontractor scope of work documents to avoid scope gaps or redundancies
      • Ensure subcontract conformity with prime contract and company standards
      • Oversee cost estimate uploads into CMiC with input from relevant teams such as Preconstruction and Accounting
    • Ensure safety, quality, and contractual risk management using the Project Risk Profile
    • Ensure accurate and timely reporting of RFIs, change management logs, schedules, quality programs, submittal and procurement logs, MPR, and other relevant reports
    • Prepare commitment logs accurately
      • Hold team members accountable consistently to meet deadlines
    • Lead the submittal and procurement process
      • Supervise subcontractors and consultants to ensure timely deliverables
      • Effectively communicate with project team members to address critical issues promptly
      • Ensure availability of all necessary materials on-site when needed
    • Cost Control
      • Generate owner billings and manage subcontractor payments in compliance with contracts
      • Facilitate internal and external change management processes
        • Maintain effective communication with all relevant stakeholders
        • Negotiate changes with clients and subcontractors when required
      • Leverage CMiC Pankow standard processes for job accountabilities like forecasting, PCIs maintenance, and document control
      • Ensure timely and accurate completion of the PMCR on a monthly basis
    • Document Control
      • Compile, distribute, and track document packages throughout the project lifecycle. Engage Assistant Project Manager or Project Engineer when available
    • Manage project closeout to fulfill contractual obligations and adhere to the company's post-construction procedures
    • Client Management
      • Maintain and build trust with the Owner through:
        • Following through on commitments made
        • Regular communication
        • Raising critical Owner issues to Senior Project Manager or Project Executive when necessary
        • Understanding client motivations using TBTB dialogue
    • People Management
      • Establish expectations and offer guidance to direct reports and team members
      • Conduct regular check-ins to provide feedback and make necessary adjustments

    In the absence of a Senior Superintendent/Senior Project Manager, the Project Manager will also carry out the following responsibilities

    • Schedule Adherence
      • Hold regular discussions with the Superintendent to receive updates and relay status to relevant parties (Project Executive, Operations, Owner, etc.)

    Secondary Accountabilities

    • Assist the Regional Director of Operations in monitoring and completing Warranty Work
    • Support the Senior Superintendent in managing schedule updates and communicating them to the Owner

    QUALIFICATIONS

    Education/Training

    • Preferably holds a Bachelor's degree in a construction-related field
    • Professional designations are a plus

    Knowledge/Skills/Abilities

    • Proficiency in design-build construction management

    Work Experience

    • Typically requires a minimum of seven years of experience in jobsite and/or project management
