- Effectively market available properties to attract tenants.
- Screen and select qualified tenants through application processes.
- Prepare and execute leases, ensuring compliance with legal and company standards.
- Conduct regular property inspections to ensure adherence to safety and maintenance standards.
- Address and resolve tenant concerns and maintenance issues promptly.
- Collaborate with maintenance staff and contractors to ensure timely repairs and improvements.
- Oversee rent collection, late fees, and financial reporting.
- Develop and manage property budgets, ensuring optimal financial performance.
- Negotiate vendor contracts and monitor expenses to ensure cost-effectiveness.
- Cultivate positive tenant relations through effective communication and conflict resolution.
- Enforce lease terms and address violations in a fair and consistent manner.
- Conduct regular meetings with tenants to gather feedback and address concerns.
- Work with contractors to develop/ obtain SOW for upcoming projects and rehabs.
- Oversee and maintain budgets.
- Make decisions confidently and quickly on projects keeping budget, timeline, and exit strategy in mind.
- Stay updated on local and state regulations related to property management.
- Ensure all properties adhere to legal requirements and safety standards.
- Minimum of 3 years of experience in property management.
- Knowledge of local real estate laws and regulations.
- Strong organizational and multitasking abilities.
- Excellent communication and interpersonal skills.
- Proficiency in property management software and Google Drive.
