The
Porter is responsible for the cleanliness and general upkeep of the community including groundskeeping, general maintenance, and custodial efforts of property amenities, building exteriors, leasing office, parking lots, apartments, equipment, and all common areas.


The
Porter will also assist the rest of the staff, as directed, in their efforts to manage and maintain the community in a safe, professional, and efficient manner.

Role & Responsibilities


The primary responsibilities of the
Porter involve the general cleanliness and upkeep of the community's grounds in order to enhance and maintain its curb appeal and ensure high quality living conditions for residents.

Main duties for the
Porter will include:


  • Frequently walking and inspecting the community to ensure the property is clean, clutter-free, and meets HSL standards
  • Assisting with various physical and safetyrelated tasks as directed, including:
  • Removing litter, trash, debris, pet droppings, etc. from the grounds
  • Raking, sweeping, shoveling, landscaping, and groundskeeping
  • Moving or removing heavy items (i.e., appliances) as circumstances warrant
  • Performing "trashout" duties at vacated apartments
  • Keeping dumpster doors closed on windy days
  • Cleaning and maintaining storage areas
  • Tearing down fences, digging post holes, removing signs, etc.
  • Painting (interior and exterior) and transporting paint buckets
  • Keeping the following areas neat and clean at all times:
  • Pool area
  • Laundry room
  • Leasing office
  • Pet areas
  • Dumpster areas
  • Recreation and relaxation areas
  • Grounds adjacent to the road, in front of the office, etc.
  • Walkways to and from and inbetween buildings
  • Parking lots and drives
  • Maintenance and storage area(s)
  • All common areas and grounds on property
  • Performing any additional duties assigned by the Maintenance Supervisor or Community Director

Skills & Qualifications

  • Ability to meet all physical requirements including heavy lifting and carrying
  • Ability to take direction and work on a team
  • Hard working with the ability to multitask and handle multiple responsibilities
  • Selfmotivated, proactive mindset that shows initiative and desire to learn new skills
  • Ability to communicate positively and professionally with residents, maintenance team, technicians, community staff, vendors, and HSL management
  • Fluency in English and ability to communicate both verbally and in writing
  • Bilingual language skills (i.e., Spanish) not required, but is a plus

Job Requirements

  • 40hour flexible work week:
  • Weekly schedule including weekends may change as required
  • One year related experience (in a physically demanding position) and/or training ideal
  • Background and preemployment drug screening will be required
