    Facilities Project Manager

    SUMMARY:

    Under the guidance of the Executive Director of Facilities Operation, this position will manage numerous facilities operations projects per year and serve as a liaison between Maintenance and Architectural Services.

    RESPONSIBILITIES:

    Project Management/Operations:
    • Assists with planning, coordinating, and managing numerous projects per year such as roof replacements, painting, carpeting, and security projects. Serves as liaison to outside contractors and external resources.
    • Tracks and manages all Facility Operations insurance and warranty claims.
    • Works closely with the Facilities budget office to ensure projects costs are processed according to the University Facilities' standard operating practice and policy.
    • Utilizes the University's maintenance management systems to properly identify project process and project efficiencies.
    • Tracks and manages University's door refinishing program.
    • Ensures quality craftsmanship is in accordance with University standards.
    • Manages implementation in assuring consistency in building finishes operationally, monitors jobs for quality and consistency with the operations staff.
    • Identifies, implements, and maintains University construction and asset standards.
    • Works with Director of Maintenance & Architectural Services to implement agreed upon standards for finishes and installations.
    • Assists the Exec. Director of Facilities Operations in day-to-day building/maintenance operation projects.
    • Communicates with the Assist. Director of Facilities Operations to coordinate internal facilities projects to properly coordinate and allocate departmental resources.
    • Manages and maintains project information for all campus accessibility issues and assists Exec. Director in implementing and accommodating a campus improvement plan.
    • All Facilities employees will exercise behavior in accordance with university policies and Facilities' Statement of Core Values.
    • All Facilities employees will comply with safety standards and demonstrate safe work habits.
    Indirect Supervision:
    • Oversees contractors and internal staff assigned to maintenance projects to ensure we are effectively providing overall efficient services and budget control.
    WORKING CONDITIONS/PHYSICAL EFFORT:
    • May work both indoors and outdoors in extreme heat, cold, wet, dry or humid conditions but most work is indoors in all campus buildings, with office and shop being in the Physical Plant.
    • May be involved in various hazardous materials situations such as asbestos, lead and/or mold where personal protective equipment is required. Supervisor will also be exposed to loud noise (equipment) and product fumes (stains, paints, etc.) in the shop or on work sites.
    • May be involved in climbing (such as accessing roofs), stooping, lifting up to 50 pounds, as well as sitting at desk for paperwork and keyboard tasks.
    QUALIFICATIONS:
    • Requires comprehensive knowledge of the methods, materials, tools, and equipment used in the building trades (construction, repair, and maintenance) as well as to solve both unusual and common work problems.
    • Requires a thorough knowledge in the principles of program and personnel management.
    • Requires a thorough knowledge of computer use; enough so to participate in electronic communication (email), create documents as necessary, and research work-related issues on the Internet.
    • Requires a thorough knowledge sufficient to assure workplace safety and other OSHA workplace regulations as well as application of appropriate building codes.
    • Thorough knowledge of Project Management and delivery methods and serves as a resource on building maintenance issues for others in the organization.
    • Requires comprehensive written and verbal communication skills to ensure professionalism in working with management, campus customers, external vendors and contractors, and a variety of professional individuals; collaboration skills in working with the same.
    • Requires general knowledge of plant management, project management, budget control, and business operations.
    • Required:Must have a valid Driver's License and be able to produce a driving record with a minimum of 3 years of driving history in good standing
    EDUCATION & EXPERIENCE:
    • Bachelor's degree preferred
    • A min of 7 years of complex project management experience preferably in higher education.
    • Combination of experience and education will be considered.
    WORK HOURS:
    • Full-time, exempt position
    • Monday - Friday, 8:30 a.m. - 5:00 p.m.; 7.75 hrs./day; 38.75 hrs./week
    • All Facilities employees are designated as essential personnel. All Facilities managers will exhibit the willingness to be available to the University in time and presence to ensure proper operation and management of plant activities.
    SALARY STRUCTURE:
    Pay Grade 8 (Hiring Range $64,210.00 to $85,072.00 annually)
