    DIRECTOR/ASSOCIATE DIRECTOR, DEVELOPMENT
    POSITION SPECIFICATION
    Shine Associates, LLC has been retained to search, identify and recruit a Director/Associate Director, Development on behalf of our client ('Company'). This person will report directly to the Senior Director, Development. This candidate will be located in the Boston, MA office.

    CLIENT DESCRIPTION
    Our client is a leading, fully integrated real estate company offering expertise in investment management, development, and management of rental housing and commercial properties globally. Headquartered in Charleston, South Carolina, the firm manages and operates over an estimated $220 billion of real estate in nearly 200 markets globally including offices throughout the United States, Europe, South America, and the Asia-Pacific region. The Company is the largest operator of apartments in the United States, managing approximately 740,000 units/beds, and has a robust institutional investment management platform with approximately $41.8 billion of assets under management, including over $19 billion of assets under development. The Firm was founded by Bob Faith in 1993 with the intent to become a provider of world-class service in the rental residential real estate business.

    In addition to its rental housing expertise, our client is now actively developing industrial properties throughout the US. In May of 2021, the Company completed the acquisition of Thackeray Partners, a leading private real estate investment firm with expertise in rental housing and industrial asset management. As a global leader in rental housing, the Company has a well-established track record of acquiring and integrating strategic portfolios and real estate companies. With the acquisition of Thackeray, the firm will leverage its vertically integrated platform and extensive local market knowledge to enhance its core business and capitalize on growth opportunities in the industrial space. This combined team is uniquely familiar with the complexities of identifying, entitling, developing, and constructing premier assets in the most desirable markets. With a new focus on industrial, the Company is bringing its wide range of experience and applying the fundamentals that have been carefully refined over many years.

    DIRECTOR/ASSOCIATE DIRECTOR, DEVELOPMENT
    Supports the Development team with all aspects of real estate development including financial analyses, acquisition, design, entitlement, government approvals and construction. The Director/Associate Director, Development will be responsible for interfacing with third-party consultants, brokers, equity partners and institutional partners.
    KEY RESPONSIBILITIES
    • Perform financial analysis and due diligence for new development opportunities, prepare project underwriting and cash flow analysis, and respond to Requests for Qualifications or Proposals.
    • Maintain keen understanding of economic activity in target markets by tracking market fundamentals and actively participating in industry organizations.
    • Prepare business plans, including deal memorandums, financial forecasts and strategic plans.
    • Review and maintain compliance with legal transactional and permitting documents.
    • Independently represent project ownership on day-to-day activities including OAC meetings, jobsite visits, resolving change orders and other issues, and preparing required project reports.
    • Manage team of consultants and contractors with limited oversight, and maintain responsibility for project budget, schedule, and overall performance.
    • Leverage past project experience to track all ongoing project activities and anticipate upcoming project phases, and present regular detailed project update reports to manager.
    • Review vendor proposals, negotiate agreements, maintain vendor relationships, and manage all payments made on behalf of project.

    • Is pro-active in developing and managing a network of contacts internally and within the industry; keeps up to date with developments in their region and function.
    • Works effectively across the business and within the team and ensures the appropriate stakeholders are consulted on decisions for which they are accountable.
    • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
    • Identifies areas for improvement, offers suggestions to improve the overall efficiency and productivity of the development discipline, and introduces procedures and activities that control costs, improve quality, and drive efficiencies in the development process.
    • Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, research and/or subscribing to the internet or other professional publications, or utilizing other appropriate method(s) to obtain business and professional information, and applies knowledge and practices to area(s) of responsibility.
    KNOWLEDGE, SKILLS, AND ABILITIES
    • A demonstrated ability to read, write, and communicate effectively to develop, comprehend, and complete legal, financial, and other business documents and to provide updates and reports to owners, capital partners, and key stakeholders.
    • Advanced understanding of the development process and relationships between owner/consultant/contractor proven through successful project management experience.
    • Expert-level proficiency in word processing, spreadsheet (Excel), and database management programs in order to complete, design, and develop required reports and documents.
    • Demonstrated necessary mathematical skills and proven track record in creating and analyzing complex pro forma's and underwriting tools.
    • Excellent interpersonal and relationship-management skills in order to establish, cultivate, and maintain productive relationships with brokers, institutional and equity partners, owners, lenders, and the variety of potential clients with whom the Company does business.
    • Strong organizational, time-management, and project management skills with the ability to manage multiple deadlines. Must possess a keen attention to detail.
    • A Bachelor's Degree is required and a Master's Degree in a related field is strongly preferred (i.e., real estate development, business, finance, economics, urban planning, construction management, and/or architecture). The ideal candidate will have at least six years real estate experience, preferably multifamily and/or life science.
    • Working Conditions:
      • Incumbents primarily work in an office environment, but may be required to make property and development site visits and inspections as part of the due diligence, pre-development, and construction process.
    • Physical Demands:
      • Incumbents must be able to view computer screens, mobile devices, and other electronic equipment for extended periods of time where visual strain may result.
      • Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to ten (10) pounds independently and twenty-five (25) pounds with assistance.
      • Regular travel within and outside of the assigned geographic area may be required to attend business meetings, training classes, conferences or other situations.
