    Job Description

    Property Management Associates (PMA), a boutique property management firm based in Culver City, CA, with over 30 years of experience overseeing commercial and residential communities throughout Southern California. PMA fosters a supportive environment that encourages team members to engage with the communities we serve through paid volunteer hours and charitable contributions to local organizations.

    Portfolio Manager

    Compensation: $90k-$95k, plus Monthly Auto & Phone allowance.

    Preferred Experience includes: overseeing operational strategies for Market Rate and Rent Controlled properties, budget management, policy development, ensuring property maintenance standards are met, and supervising on‐site Property Managers.

    Essential Functions:

    Financial

    • Develop annual budgets, review financial reports, and monitor variances
    • Establish rent levels, collect payments, and implement rent increases

    Maintenance

    • Implement maintenance policies, oversee work orders, and plan property improvements
    • Conduct regular meetings with maintenance staff

    Marketing

    • Maintain occupancy goals, submit marketing reports, and enhance leasing programs
    • Stay informed about market trends and competition
    • Supervise Leasing and Renewal Programs

    Personnel

    • Participate in staff hiring, training, and performance evaluations
    • Ensure staff compliance with regulations and company policies
    • Assist with HR coordination for on‐site personnel

    Other

    • Handle special assignments, communicate effectively with stakeholders, and assist in internal controls/procedures

    Job Requirements:

    • Education – B.A/B.S. degree preferred
    • Experience – 5 years of supervisory experience, 3-5 years in Property Management
    • Skills – Proficiency in Excel, MS Office, and Yardi Voyager
    • Physical Requirements – Ability to oversee multiple properties and willingness to travel locally
    • Valid driver's license and reliable transportation
