SERVICE TECHNICIAN (HVAC, Make Ready)

Summary of Responsibilities

The Service Technician is to assist the Lead Service Technician in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff.

The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Community Manager.


  • Key Performance Indicators
  • A successful Service Technician will routinely achieve the following performance metrics:
  • Maintenance expenses within the Community's Maintenance Budget-
  • Work Order completion within 3 days of submission-
  • Make Ready completion within 5 days of moveout-
  • Monthly completion of Hug-a-Building and Preventative Maintenance Work Orders

  • Technical Responsibilities
    Make Readies: make ready process, float and texture, hardware installation, flooring, paint, cabinetry, plumbing fixtures, caulking, windows-
  • Completes the MAKE READY PLANNING & PUNCHLIST prior to commencing work in a make ready by using the right-hand method-
  • Obtains approval of the MAKE READY PLANNING & PUNCHLIST prior to commencing work-
  • Utilizes the MAKE READY PLANNING & PUNCHLIST during the make ready by initializing completed scopes-
  • Completes independent quality reviews for the MAKE READY PLANNING & PUNCHLIST-
  • Complies with Company's MAKE READY STANDARDS
