    Essential Functions (Other Duties as Assigned)

    • Provide strategic direction and leadership for the administrative management of the company's real estate, including value creation, risk mitigation, user support, and landlord and tenant relations.
    • Develop and implement operational policies, procedures, and best practices to optimize efficiency, minimize risk, and enhance tenant and customer satisfaction.
    • Cultivate strong relationships with tenants, serving as their primary point of contact for operational issues, lease negotiations, and strategic planning.
    • Set up the Lease operations process from ground zero.
    • Manage the financial performance of our properties, including budgeting, forecasting, and expense management.
    • Monitor key performance indicators and financial metrics to track property performance and identify opportunities for improvement.
    • Maintain landlord relations.
    • Perform CAM reconciliations.
    • Manage the exercise of lease options.
    • Negotiate lease term extensions.
    • Hire and manage real estate brokers as needed.
    • Manage the process to identify, assess, negotiate, and contract for office and warehouse space as needed.
    • Manage the disposition of surplus space.
    • Perform lease administration system management.
    • Oversee the leasing and administration of surplus space.
    • Maintain tenant relations.
    • Coordinate requests for estoppels, sales reports, insurance certificates, etc.
    • Serve as company representative on property owner associations.

    Requirements (Education, Certifications, Knowledge, Skills, and Abilities):

    • Bachelor's degree in business, real estate, or related field.
    • At least 7 years' experience in Retail Real Estate Administration.
    • Strong negotiating skills.
    • Ability to perform basic financial analysis – discounted cash flow, IRR, etc.
    • Experience with lease administration systems, Outlook, Excel, Word, Power Point, and ability to learn new programs.

    Physical Requirements:

    • Extended periods of sitting: frequently required to stand and walk.
    • Frequently use hands to finger, handle or feel objects, tools or controls.
    • Must be able to talk and hear – in person, via computer (I.e., Teams meeting), and phone calls
    • Occasionally lift and/or move up to 15 pounds.
    • Specific vision ability required by this job includes close vision, distance vision, depth perception and the ability to adjust focus.
    • The work environment is typical of an office setting. The noise level is usually quiet.
    • Frequent travel by air and car may be required.
