- Provide strategic direction and leadership for the administrative management of the company's real estate, including value creation, risk mitigation, user support, and landlord and tenant relations.
- Develop and implement operational policies, procedures, and best practices to optimize efficiency, minimize risk, and enhance tenant and customer satisfaction.
- Cultivate strong relationships with tenants, serving as their primary point of contact for operational issues, lease negotiations, and strategic planning.
- Set up the Lease operations process from ground zero.
- Manage the financial performance of our properties, including budgeting, forecasting, and expense management.
- Monitor key performance indicators and financial metrics to track property performance and identify opportunities for improvement.
- Maintain landlord relations.
- Perform CAM reconciliations.
- Manage the exercise of lease options.
- Negotiate lease term extensions.
- Hire and manage real estate brokers as needed.
- Manage the process to identify, assess, negotiate, and contract for office and warehouse space as needed.
- Manage the disposition of surplus space.
- Perform lease administration system management.
- Oversee the leasing and administration of surplus space.
- Maintain tenant relations.
- Coordinate requests for estoppels, sales reports, insurance certificates, etc.
- Serve as company representative on property owner associations.
- Bachelor's degree in business, real estate, or related field.
- At least 7 years' experience in Retail Real Estate Administration.
- Strong negotiating skills.
- Ability to perform basic financial analysis – discounted cash flow, IRR, etc.
- Experience with lease administration systems, Outlook, Excel, Word, Power Point, and ability to learn new programs.
- Extended periods of sitting: frequently required to stand and walk.
- Frequently use hands to finger, handle or feel objects, tools or controls.
- Must be able to talk and hear – in person, via computer (I.e., Teams meeting), and phone calls
- Occasionally lift and/or move up to 15 pounds.
- Specific vision ability required by this job includes close vision, distance vision, depth perception and the ability to adjust focus.
- The work environment is typical of an office setting. The noise level is usually quiet.
- Frequent travel by air and car may be required.
