PUNCH-OUT MAINTENANCE JOB DESCRIPTION
Reports to:
Maintenance Supervisor and/or Executive Director
FLSA Status:
Full-Time, Non-Exempt
The Mahaffey Apartment Company is Owner and Manager of over 8,500 apartment units in Florida. This job description is for Punch-Out Maintenance at Carlton Arms Ocala.
This position is located at our 860-unit legacy property in located in Ocala, FL, off SW 20th Street just a few miles off SR 200.
POSITION OVERVIEW
The responsibilities of the Punch-Out Maintenance position are detailed below.
In this role, the individual should maintain a positive rapport with co-workers, residents and provide a high level of detailed follow-up with the Maintenance Supervisor and/or Executive Director.
The Punch-Out Maintenance should display a proactive, positive attitude and perform all job functions as described below.ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
- Preparing apartments for movein
- Performing all necessary maintenance requires including, but not limited to: appliances, disposals, faucets, toilets, windows, doors, screens, flooring, wallpaper, fixtures, hinges, handles, locks, rods and plumbing
- Listing repairs to be completed for apartment when assigned
- Responsible for completing all necessary repairs for occupancy of the apartment
- Properly mixing and using compounds and chemicals such as glue stripper, drywall mud, bleach, etc.
- Knowledge of using hand tools (putty knives, razor knives, scraper, screwdriver, etc.) safely and efficiently
- Follow all safe workplace rules and practices in order to prevent onthejob injuries
- Performing other related tasks as needed
KNOWLEDGE, SKILL AND ABILITIES
- Ability to work a flexible schedule, including weekends
- Ability to demonstrate teamwork by assisting coworkers
- Ability to communicate professionally and adapt interpersonal skills to a variety of audiences
- Must have a valid Driver's License
PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully preform the essential job functions of this job.
While performing the duties of this job, the employee is continually required to:
- Stand, walk, sit, use hands and fingers to handle, feel or grip, and reach with hands and arms while performing standard duties.
- Frequently required to climb stairs, walk, talk, hear, and drive a golf cart while on the property.
- Kneeling, squatting, bending, overhead reaching, stretching, twisting, climbing stairs and lifting up to 75 pounds.
- Frequently use common office equipment, telephone, computer, keyboard, mouse, twoway radio, and variety of different keys.
POSITION SPECIFICS & BENEFITS
- Fulltime position; Monday through Friday 8:00 a.m. 4:30 p.m.
- 96 hours PTO accrued in first year of service
- 136 hours of PTO after two years and above
- 176 hours of PTO after 7 years or more
- 401k with 3% Employer Contribution
- Health/Dental/Vision/Life Insurance available after 60day waiting period
- Good background required
- 90day probationary period
