Description
The Regional Property Manager will provide exemplary leadership to a portfolio of multiple properties and assists and/or handle special assignments.
The Regional Property Manager is responsible for maintaining the integrity of the physical asset and maximizing the returns from the asset in accordance with the company's mission, vision, and objectives.
The Regional Property Manager is responsible for the implementation and administration of internal audits to ensure properties are in compliance with Local, State and Federal regulations and company's policies and procedures.
The Regional Property Manager provides training and development of all personnel assigned, either directly or through others; performance reviews and meetings.
Requires regular site visits.Duties and Responsibilities:
Maintaining the physical assets:
- Supervises employees and contractors.
- Assures adherence to specifications ( contractual; operations manual).
- Conducts formal site inspections of building interior and exterior.
- Makes recommendations for physical repairs and/or replacements.
- Ensures observance of safety regulations.
- Be available for oncall emergencies.
Marketing and leasing:
Rent management:
- Supervises rent collection in accordance with policies and procedures manual
- Reviews and processes tenant certifications/recertification's according to Local, State and Federal guidelines in a timely fashion and submit accurate HAP requests monthly.
Financial reporting and control
- Prepares annual operating budget.
- Reviews all monthly financial reports (aging receivables, payables, variance reports, etc.).
- Requests expenditures in accordance with company policy and procedures.
- Submission of Special Claims.
- On a monthly basis, ensures residents are invoiced and current with late fees, damages, and other miscellaneous charges.
Administration
- Handles and assures that all supervised employees comply with the appropriate policies and procedures.
- Interfaces with outside professionals regarding legal and other matters, as appropriate.
- Ensures property files and records are maintained in compliance according to Local, State and Federal regulations.
- Continually improves management and technical skills.
Other duties as required.
Qualifications:
- Minimum of three years experience at onsite and supervisory levels.
- Must have Section 8/LIHTC experience in multifamily/elderly communities.
- Affordable housing designation desired.
- ARM Designation desired.
- Strong leadership, attention to detail, exceptional organizational and communication skills.
- Capable of completing tasks with minimum supervision.
- Experience with Yardi Software is desired.
