Job Description:


We are seeking an Assistant Property Manager looking to grow their career in commercial property management to join our team The Assistant Property Manager plays a crucial role in managing the daily operations of our commercial properties, while developing positive and professional tenant and vendor relations.


Responsibilities include but are not limited to:

  • Open and manage maintenance work orders; manage daily scheduling of building personnel and vendors for repairs, preventative maintenance, building and tenant improvements.
  • Process invoices, work orders and assist in collection of outstanding receivables.
  • Compose and issue notifications to tenants.
  • Maintain janitorial supplies inventory and orders for each property.
  • Track and process monthly utility billbacks for tenants.
  • Solicit bids from vendors under the direction of the Property Manager. Review/analyze bids and follow up with vendor as needed to ensure accuracy.
  • Assist the Property Manager with aspects of annual budgets, reconciliations and month end reports.
  • Travel to managed properties as needed. (approximately 12 times per week)
  • Meet with vendors to conduct scope walks for accurate quotes.
  • Identify potential maintenance items and communicate to the proper staff or vendor.
  • Assist in supervising tenant and property improvements, suite turnover, and property inspections.
  • Participate in rotating afterhours call list to respond to emergency calls as needed.

Position Requirements:

  • Highly organized and has a strong attention to detail.
  • Ability to take initiative and be selfmotivated; possesses the ability to prioritize and multitask.
  • Ability to work well with others and give and take direction in a constructive manner.
  • Confident in soliciting bids and negotiating contracts.

Education and Experience:

  • High school diploma or GED required; Bachelor's degree preferred
  • 2+ years of commercial property management experience
  • Proficiency in Microsoft Office Outlook, Excel, Word
  • Experience in customer service considered an asset
  • Basic accounting knowledge preferred but not required
  • Experience with Yardi Maintenance Systems preferred

Pay:
$55, $65,000.00 per year
