POSITION OVERVIEW:


The Asset Management Operations Department is responsible for protecting and enhancing the value of City-owned real estate assets and to serve the operational needs of tenant businesses. In addition, the Department collects lease and fee income revenue for EDC and assists EDC in the allocation of resources among its properties.


Your Role:

This is a supervisory Maintenance Manager field position that will oversee the cleaning and upkeep of City-owned properties within the Asset Management portfolio at NYCEDC, specifically the Red Hook Terminal Campus in Brooklyn and other properties as assigned within the EDC portfolio.

The Red Hook Campus is comprised of Piers 12 through 7 and their associated upland sections and pier sheds.


ESSENTIAL
DUTIES
AND

RESPONSIBILITIES:

Cleaning & Upkeep: Perform routine cleaning and upkeep of EDC properties as directed, including but not limited to entrance ways, windows, waste bins, storage rooms, break rooms, restrooms, exterior grounds etc.

Field Management: Assist in managing on-site EDC Field Staff and contracted retainer workers. Support and aid in the coordination of contactor site visits and/or cleaning services.

  • Ensure appropriate coverage and overlap among EDC/Contracted staff at the campus. Specifically, coverage for the fire suppression system at the campus.
  • Implement systematic cleaning program for the campus and its supporting facilities. Develop periodic cleaning regiment for field staff to follow and implement.

Supply Management: Keep ample stock of cleaning and paper goods to ensure operations at the site can continue smoothly. Ensure supplies are stocked away in their designated areas and appropriately in a neat fashion. Coordinate with the Facilities Director for supply reorders.

Inspections & Work Orders: Partner with EDC Facility Director to ensure that the campus and its facilities are routinely inspected, and work orders are logged appropriately in accordance with EDC requirements. Ensure direct reports are properly tasked and equipped to log and perform scheduled inspections and work orders.

Communication and Report Outs: Communicate effectively with EDC colleagues and external partners when the need arises. Provide status updates on repairs/projects to keep stakeholders informed.

After-Hour
Responses**: Provide support after working hours for efforts such as contractor escort, site visits and other EDC planned events as needed.

Snow Removal: During snow events that require removal duties, partner with the team to establish logistics plans to address removal duties and coordinate with appropriate contractors to ensure there is coverage.

Supervisory Duties: This position is a supervisory role that will have at least
1 direct report. Certain supervisory duties such as approving time sheets, completing performance reviews, supporting employee development, and other supervisory duties are expected.

Training: Develop training program for direct report that will further their skillsets and technical knowledge of building and campus systems. Provide guidance in the form of on-the-job training and coaching to build towards a well-rounded team.

QUALIFICATIONS:


  • High School diploma or equivalent
  • Ability to acquire and maintain TWIC certification.
  • 5+ years of experience required with working knowledge in maintenance, inspections and repairs
  • Must maintain a valid NYS Commercial Driver License with clean driving record
  • Working knowledge of construction and handyman repair techniques.
  • Experience in the following areas: electrical, plumbing, heating/air conditioning and equipment associated with trades
  • Ability to push or carry objects. This role involves physical activity necessary for the execution of job responsibilities.
  • Must be able to use both handheld and desktop devices for entering work orders and recording work activities.
  • Experience working with hand and power tools, materials and equipment associated with construction related trades.
  • Demonstrated communication skills and ability to work independently.
  • Use of MS Office Word and Outlook.
  • Use of twoway radios and iPhone
  • New York City residence is required within 180 days of hire
