Key Responsibilities:


Turnover Scheduling:


  • Coordinate and schedule apartment turnovers according to leasing schedules and resident moveout dates.
  • Communicate with leasing teams and property managers to plan turnover timelines and prioritize units for maintenance.
  • Ensure all turnovers are completed promptly to minimize vacancy periods and maximize revenue generation.

Work Order Management:


  • Receive and process maintenance work orders from residents, community managers, or maintenance staff.
  • Prioritize work orders based on urgency, severity, and impact on resident satisfaction.
  • Schedule maintenance technicians or contractors to address work orders efficiently and effectively.

Vendor Coordination:


  • Liaise with vendors and suppliers to obtain quotes, schedule services, and ensure timely completion of work.
  • Negotiate pricing and contracts with vendors to optimize service quality and costeffectiveness.

Quality Control:


  • Conduct inspections of completed turnover units and maintenance work to ensure adherence to quality standards and property guidelines.
  • Address any deficiencies or issues promptly to maintain tenant satisfaction and uphold property value.

Resident Communication:


  • Serve as a point of contact for past residents regarding unit turnover accounting.
  • Communicate proactively with residents to provide updates on scheduled work and address any concerns or inquiries.

Documentation and Reporting:


  • Maintain accurate records of turnover schedules, work orders, vendor contracts, and maintenance activities.
  • Generate reports on turnover performance, maintenance trends, and vendor performance for review by management.

Continuous Improvement:


  • Identify opportunities to streamline turnover processes, improve efficiency, and enhance tenant experience.
  • Collaborate with crossfunctional teams to implement the best practices and innovative solutions for property turnover and maintenance management.
  • Assist in training new team members as necessary, ensuring they understand and adhere to our turnover process and standards.

Compliance and Regulations:


  • Ensure compliance with all relevant regulations, codes, and ordinances related to property turnover, maintenance, and tenant rights.
  • Stay updated on industry trends and best practices in property management, maintenance, and tenant services.
  • Adhere to all company policies and procedures, promoting a safe and respectful work environment.

Emergencies:


  • Participate in emergency oncall rotation for property maintenance issues as needed.

What we're looking for:


  • Previous experience in property maintenance or related field preferred.
  • Experience with Yardi a plus.
  • Excellent written and verbal communication skills.
  • Ability to provide exceptional customer service while maintaining a professional and friendly demeanor.
  • Positive, personable, and energetic with a teamoriented mindset.
  • Comfortable working independently and in a group setting.
  • Thrives in a fastpaced work environment.
  • Ability to multitask, problemsolve, and prioritize workflow.

  • Knowledgeable in MS Office.
  • Able to stand, sit, or walk for an extended period.
  • Capable of moving, lifting, carrying, pushing, pulling, and placing objects weighing less than or equal to 20 pounds without assistance.

Pay:
$ $28.00 per hour

Expected hours: 40 per week
