Janitor/Porter

Job Summary
The Janitor/Porter is responsible for the upkeep of the apartment community, grounds, amenities and parking garage/lot. Individual should have strong organizational and communication skills dealing with residents and staff members.

The primary responsibilities of the position include:

Inspect and refresh model apartment
Assist with furniture moving mostly in the summer
Assist with air conditioner cleaning
Inspect and clean lobbies, mailrooms, fitness center, laundry rooms, building hallways and stairwells, and storage areas
Maintain outside curb appeal by picking up trash
Wipe down and vacuum elevator interiors
Clean and disinfect toilets and replenish supplies in communal restrooms
Assist in snow removal duties as requested
Operate small appliances such as snow blowers, leaf blowers, pressure washers
Report any maintenance concerns for repairs of model apartment, or common areas to the maintenance staff
Represent the community in a professional manner at all times on and off the property
Compliance with all company, federal, state and local safety rules
Immediately report all unsafe conditions
Respond immediately to spills and slippery conditions
Maintain accurate inventory of materials and supplies. Notify Maintenance Supervisor of any items that need restocked
Any and all duties associated with the successful operation of the property

Physical Requirements

Must be able to lift up to 100 pounds, climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.
